The proposed design has been revised from a "R-2" occupancy classification per the IBC to a two-family dwelling per the IRC. The review performed and the associated comments provide below effectively represent a first review for the proposed design. The comments have not been coordinated with the first review. These comments address building issues only. Additional revisions or additions may be required by other departments including Public Works, Planning, and Fire. The resubmittal documents did not include an itemized review letter. A letter should be provided as requested per Item (a) below to clearly indicate how each comment has been addressed. Code citations provided in the following review comments reference the Everett Municipal Code (EMC), the 2015 International Residential Code (IRC), 2015 International Building Code (IBC), and the 2015 Washington State Energy Code (WSEC). In order for the processing of your application to continue, the following documentation shall be submitted to Permit Services for review: a. Itemized letter addressing the comments provided below. b. Two complete sets of revised construction drawings. c. Two copies of supplemental structural calculations. Submittal documents should contain sufficient information and detail to review the proposed project for compliance with the adopted building codes.
