The drawings should clearly delineate between <br />existing and new work using established drafting standards. All demolition should be shown on <br />the existing floor plans. All new construction should be shown on the new floor plan. Where <br />the proposed project includes modifications existing building components (e.g., gypsum wall <br />board, insulation, etc.), these components should be similarly delineated from existing <br />component that are not being altered. See IRC Section R106.1.1. <br />2. The "Building Code Summary" on Sheet A0.0 lists the 2018 editions of the building codes. The <br />project was originally submitted in January 2021 before the adoption of the 2018 editions and is <br />allowed to comply with the 2015 editions if preferred. It is noted that some requirements have <br />changed between the editions and become more stringent, including but not limited to the <br />energy credit requirements per the WSEC. The proposed codes should be verified and indicated <br />in the drawings accordingly. Note that all codes used in the project should be either the 2015 <br />or 2018 editions, not a combination thereof. See Section R106.1.1. <br />3. The "Building Code Summary" on Sheet A0.0 lists the Construction Type and Occupancy <br />Classification as "V-B" and "R-Y, respectively. These correlate to the IBC. It is understood that <br />the design has been revised to comply with the provisions of the IRC for a two-family dwelling, <br />and therefore these classifications no longer apply to this project. The Summary should be <br />revised. See Section R106.1.1. <br />4. The construction drawings appear to have references to codes that are not adopted by the City <br />of Everett, including but not limited to "SRC" in Detail 1/A6. References to other codes should <br />be removed or revised as appropriate. See EMC 16.005.030. <br />Architectural <br />The Site Plan on Sheet Al indicates a separation between building of 9'-7" and a proposed <br />modification to the existing single family residence (SFR) to provide a 10-foot separation. The <br />following comments should be addressed: <br />a. The proposed modifications to the existing SFR require submitting a separate building <br />permit application. Approval of this application will be dependent on approval of the other <br />application. Work approved under this permit and the associated Certificate of Occupancy <br />will not be finalized until the other permit is finalize. <br />b. Continuing with the previous comment, the current project may be revised to specify an <br />imaginary lot line between the two building to establish the effective fire separation <br />distances for each building. Note that the distance should not be less than five feet for the <br />existing SFR. The north wall of the two-family dwelling will require a two-way one -hour <br />rated wall per Table R302.1(1).
