Sections B/A4 and D/A4, Wall Type "W3", and Detail 4/A6 specify a one -hour rated party wall <br />between the units. See Section R302.3. The following comments should be addressed: <br />a. The reference for Section B/A4 states "B/A2.3". See also Section "A/A2.3 on Sheet A4. The <br />references should be updated. Other references in the drawings should be similarly revised. <br />b. A party wall is not required to provide the required fire protection. The wall type may be <br />revised to a simpler construction as the designer's discretion. <br />c. The wall(s) should be continuous through the floor line. Alternatively, solid blocking <br />matching the out -to -out surfaces of the GWB may be provided. <br />d. Section D/A4 should be referenced in the plans on Sheet A2. <br />3. Section C/A4 shows the exterior wall on the east side of the building. The wall has a FSD=O <br />and is required to be a minimum one -hour rated wall per Table R302.1(1). The wall should be <br />continuous from the foundation to the roof sheathing. Alternatively, solid blocking matching the <br />out -to -out surfaces of the GWB may be provided at both the floor and roof framing. The rated <br />construction should also be provided for the parapet extending above the roof. <br />4. The floor plans on Sheet A2 show exhaust fans located adjacent to or near the east fire -rated <br />exterior wall, including but not limited to the range exhaust fans. Openings into or through this <br />wall are not allowed for air ducts for FSD<3 feet, including interior member penetrations into <br />the wall cavity space. All ducts must be located outside the wall assembly. The proposed duct <br />routes should be shown in the plans. Details should be provided where ducts will be located in <br />chases; the chases should be shown in the plans. See Section R106.1.1 and Table R302.1(1). <br />5. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br />alarms should be shown on the plans. A note should be included requiring the alarms to be <br />hardwired, interconnected, and provided with back-up battery power as required. Alarm <br />clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br />6. Section A/A4 shows a 6'-8" clearance for the stairs dimensioned to the tread surface. The <br />clearance should be dimensioned to a line connecting the stair nosings. The clearance <br />dimension should be revised. The floor framing above may need to be revised. See Section <br />R311.7.2. <br />7. Sections C/A4 and D/A4 specify a sleeper floor system at the Main Level per Floor Type 73". <br />The following comments should be addressed: <br />a. Sheet A4 does not include this floor type. It appears the Type 72" may be intended. The <br />design should be revised as needed. See Section R106.1.1. <br />b. The floor will be raised above the exterior grade. The egress door and landing are required <br />to comply with Section R311.3.1. A section through the egress door threshold should be <br />included in the drawings. <br />8. The Main Floor Plan 1/A2 appears to show heat pump units under the egress windows on the <br />exterior of the building. The heat pumps may prevent proper emergency egress and rescue <br />activity, and should be relocated. The heat pump locations should also be shown in the Site <br />Plan and elevations on Sheets Al and A3, respectively.
