Detail 1/A6 specifies a guard opening size of 4.375 inches. The guard should not allow passage <br />of a 4-inch sphere, as indicated in the "Building Code Summary" on Sheet A0.0. In addition, <br />the reference to "SRC" standards should be removed. See Section R312.1.3. <br />10. Sheet A6 provides an Energy Code Summary. The following comments should be addressed: <br />a. The energy credit section includes a fuel normalization credit per the 2018 edition of the <br />WSEC. If the project is intended to comply with this edition, the required number of energy <br />credits is 6.0 per WSEC-18 Section R406.3. Note that the selected credits comply with the <br />2015 edition and require revision to the 2018 edition. Alternatively, the design should <br />comply with the WSEC-15 provisions; the fuel normalization credit does not apply to this <br />edition, and an additional 1.0 credit is required. See also General Comment 1. <br />b. The selected credits include improved thermal performance values, including but not limited <br />to UMAx=0.28 for vertical fenestrations. The typical values listed should be revised for <br />consistency. <br />c. The summary should specify UMAx=0.50 for skylights. <br />d. The construction drawings and summary specify continuous R-10 under -slab insulation. <br />This is not substantiated by the "Typical Wall Section" in 'Sheet 4/6" on Sheet A1.2. The <br />design should be revised. <br />e. The construction drawings and summary specify R-49 roof insulation. This requires a <br />minimum framing depth of 15.5 inches per WSEC Table A101.4. An additional minimum <br />one inch is required for the venting baffles per Section C/A4. Note that the depth of the <br />existing roof framing should be specified. <br />f. The selected credits include efficient HVAC and water heating systems. The minimum <br />performance requirements for these systems per WSEC Table 406.2 should be specified. <br />11. The Demo and Proposed Plans on Sheets A1.3 and A2 should specify replacement of the <br />skylight glazing with new skylights providing the minimum required thermal performance per <br />the Energy Code Summary on Sheet A6. See WSEC Table R402.1.1. <br />12. Sheet A6 shows clearances for the window types above the adjacent walking surfaces. See <br />Section R308.4. The following comment should be addressed: <br />a. Type "A" should specify tempered glazing per Section R308.4.2. <br />b. Type "C" should specify tempered glazing per Section R308.4.7. <br />c. Type "Y should specify a minimum 36-inch clearance to the glazed surface or tempered <br />glazing per Section R308.4.6. <br />13. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br />Section R402.2.3. Include a calculation for the minimum required ventilation area in the <br />drawings. The vents should be equally along the roof, and between the upper and lower sides <br />of the roof. The vents should not penetrate through the fire -rated east wall, including the <br />parapet, per Table R302.1(1). <br />14. The Second Floor Plan on Sheet A2 shows the whole house exhaust fans located in the laundry <br />closets behind closed doors. The doors should be provided with vents capable of allowing the <br />minimum required air flow per Section M1507.3.4.4. Alternatively, the exhaust fans should be <br />located in common dwelling spaces not obstructed by doors.
