Mr. Ismail Mohammad <br />2713 Maple Street, LLC <br />Plan Check Number: B2101-051, Second Building Review <br />February 10, 2022 <br />Structural <br />The proposed project includes structural work. The overlay of structural information on the <br />architectural plans is not sufficient to specify the proposed structural work. In addition, the <br />framing appears to be incomplete, including but not limited to the area around the stairs at the <br />Second Floor. The construction of the new interior and exterior walls, foundations, and stair <br />landings is not included. Structural drawing should be submitted that include framing plans, <br />sections, details, construction schedules, fastening schedules, materials requirements, general <br />notes, special inspection requirements, etc. The drawings should substantiate compliance with <br />the prescriptive requirements of the IRC. Alternatively, an engineered design may be <br />performed for portions of the structural design per Section R301.1.3. See Sections R106.1.1 <br />and R301.1. <br />2. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br />to this table in the drawings does not satisfy this requirement. In addition, the make and model <br />of proprietary hardware should be specified where used for connections. <br />3. Details for the construction of the new walls should be included. The details should specify <br />connections for the top and bottom framing plates to the existing structure. See IRC Sections <br />R106.1.1 and R301.1. <br />4. The proposed design includes modifications to the existing wall bracing. The drawings should <br />be revised to show the modified wall construction. The braced wall lengths should be specified. <br />See IRC Section R106.1.3. <br />5. The new and modified bearing and braced walls require new foundations. Details for the <br />foundations should be included in the construction drawings. Anchorage is required per <br />Sections R403.1.6 and R602.11.1. See Sections R403 and R404. <br />6. Framing details for openings in the walls including headers, and king and jamb studs, should be <br />included in the construction drawings. See Section R602.7 and R602.7.5. <br />7. Continuing with the previous two comments, it is presumed that the braced walls and <br />foundation anchors will comply with the prescriptive limits of the IRC. If an engineered design <br />is performed for the anchors per Section R301.1.3, hold-down and shear anchor designs are <br />required per ACI 318-14 Sections 17.2.3.4.3 and 17.2.3.5.3, respectively. The holdown design <br />should include vertical seismic effects per ASCE 7-10 Section 12.4.2.2. See IBC Sections <br />1604.1, 1604.4, 1613.1, and 1901.2. <br />8. The Main Level wood sill plates and floor sleepers in contact with concrete are required to be <br />preservative -treated or naturally -durable materials per Section R317.1 Item 3. <br />9.
