Mr. Ismail Mohammad <br />2713 Maple Street, LLC <br />Plan Check Number: B2101-051, Second Building Review <br />February 10, 2022 <br />10. The proposed design includes demolition and reconstruction of the mezzanine. The mezzanine <br />level was integrally constructed with the east exterior bearing wall, but did not contact the <br />north and west walls; connection to the south wall is not clear. Reference the "Typical Wall <br />Section" in record drawing 'Sheet 4/6" on Sheet A1.2. Section C/A4 indicates that the Second <br />Floor framing will be integrally constructed with the existing walls; it is not clear how this will be <br />accomplished. The connection to the north and south walls is not indicated. Details clarifying <br />the connection of the floor framing and walls should be provided. At a minimum, the walls <br />require lateral support at this level per Section R301.3 Item 1. <br />11. Continuing with the previous comment, the construction of the new stairs in the northeast and <br />southeast corners interrupts the lateral support at the Second Floor discontinuity of the east <br />wall studs. In addition, the studs along the stairs on the east, north, and south walls exceed <br />the maximum allowable height of 11'-7" per Section R301.3 Item 1. Revised wall framing and <br />details are required. Calculations substantiating the wall construction for bearing and out -of - <br />plane loading for all sides of the building, including top and bottom restraint by the foundation <br />and roof, should be submitted for review. See Section R301.1.3, and IBC Sections 1603.1, <br />1604.1, and 1604.4. <br />12. The construction of the new stairs in the northeast and southeast corners interrupts the lateral <br />load path between the Second Floor diaphragm and the shear walls, particularly along the north <br />and south walls. Due to the diaphragm span exceeding 25 feet, engineering is required per <br />Section R301.1.3. The diaphragm edges should include collectors to transfer the shear loads to <br />the supporting braced walls. Calculations substantiating the collector design should be <br />submitted for review. Design should comply with ASCE 7-10 Section 12.10.2.1 including <br />overstrength. See IBC Sections 1603.1, 1604.1, 1604.4, and 1613.1. <br />13. The Second Floor Plan on Sheet A2 specifies removal of two skylights. Details to infill the roof <br />structure should be included. See Section R106.1.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
