Mr. Ismail Mohammad <br />2713 Maple Street, LLC <br />Plan Check Number: B2101-051, Third Building Review <br />April 22, 2022 <br />General <br />This comment has not been completely addressed. The construction drawings do not provide <br />complete structural drawings showing all work to be performed. The drawings should clearly <br />delineate between existing and new work using established drafting standards. All demolition <br />should be shown on the existing floor plans. All new construction should be shown on the new <br />floor plan. Where the proposed project includes modifications existing building components <br />(e.g., gypsum wall board, insulation, etc.), these components should be similarly delineated <br />from existing component that are not being altered. The structural design should not reference <br />the record drawings for the current work. See IRC Section R106.1.1 and additional structural <br />comments below. <br />Additional Comments: <br />5. Continuing with General Comment 1, the Existing Plans on Sheet A1.3 appear intended to show <br />the required demolition of the existing structural. The proposed work includes demolition of <br />portions of the existing exterior walls. All demolition work should be shown. See Section <br />R106.1.1. <br />6. Excerpts from the original construction drawings for the building have been included on Sheets <br />A1.1 and A1.2. The sheets should be removed from the drawing set or marked as "For <br />Reference Only — Not For Construction". The structural design should not reference the record <br />drawings for the current work or otherwise use them in lieu of specifying the required <br />information to perform the current project. Information provided in these drawings was not <br />developed using the current codes. In addition, the scaling and quality of the drawings renders <br />them partially illegible. See Section R106.1.1. <br />7. Changes to the drawings have been indicated in red text. All drawing work should be show <br />using black text. Changes may be clouded for clarity. <br />Architectural <br />9. Detail 6/A6 showing a cable -guard has been added. The following comments should be <br />addressed: <br />a. The proposed locations for the guard are not clear and should be specified in the plans. <br />See Section R106.1.1. <br />b. The details specify a larger sphere than allowed per Section R312.1.3. In addition, the <br />cables are prone to splaying at the midpoints. Cables should specify a maximum spacing of <br />3 inches and also specify that they are installed with sufficient tension to prevent passage of <br />a 4-inch sphere at their midpoints. <br />c. The detail should specify that the guards and their base connections be designed for a <br />minimum 200-pound load in any direction. See Table R301.5. <br />d. Sheet A0.0 should include a section titled "Deferred Submittals" and list the guards. The <br />section should include a note requiring the guard design to be submitted to the engineer -of - <br />record for review and approval prior to construction.
