Wall Type W4 on Sheet A4 is referenced for the existing exterior north wall of the building and <br />indicates 2x4 stud framing and R-21 insulation. The insulation should be specified as spray - <br />foam insulation or another insulation type that can achieve the required thermal performance. <br />Alternatively, the wall should be confirmed to be 2x6 stud framing similar to the other walls. <br />See Section R106.1.1. <br />Structural <br />1. This comment has not been addressed. The proposed project includes structural work. The <br />overlay of structural information on the architectural plans is not sufficient to specify the <br />proposed structural work. In addition, the framing appears to be incomplete, including but not <br />limited to the area around the stairs at the Second Floor. The construction of the new interior <br />and exterior walls, foundations, and stair landings is not included. Structural drawing should be <br />submitted that include framing plans, sections, details, construction schedules, fastening <br />schedules, materials requirements, general notes, special inspection requirements, etc. Note <br />that partial framing for the second floor is currently shown on the first floor plan, and the <br />second floor plan shows unspecified framing. The drawings should substantiate compliance <br />with the prescriptive requirements of the IRC. Alternatively, an engineered design may be <br />performed for portions of the structural design per Section R301.1.3. See Sections R106.1.1 <br />and R301.1. <br />2. This comment has not been addressed. A general fastener schedule should be provided per <br />IRC Table R602.3(1). Providing a reference to this table in the drawings does not satisfy this <br />requirement. In addition, the make and model of proprietary hardware should be specified <br />where used for connections. <br />3. This comment has not been addressed. Typical details for the construction of the new walls <br />should be included. The details should specify connections for the top and bottom framing <br />plates to the existing structure. See additional comments below. See IRC Sections R106.1.1 <br />and R301.1. <br />4. This comment has not been addressed. The proposed design includes modifications to the <br />existing shear walls. The drawings should be revised to show the modified wall construction, <br />including demolition and infill of walls. See additional comments below. See IRC Section <br />R106.1.3. <br />5. This comment has not been addressed. The new and modified bearing and shear walls require <br />new foundations, notably at the south wall where shear walls at the existing garage door <br />openings. Details for the foundations should be included in the construction drawings. Existing <br />interior footings, such as the ones presumed to support the new interior gravity posts, should <br />be shown in the foundation plan. Note that it is not clear if Detail 602/S03 is intended as a new <br />or existing foundation as it includes post -installed anchors. The construction drawings do not <br />include a foundation plan to indicate where this detail applies.
