Aerial imagery of the project site appears to indicate that the actual distance between the <br /> exterior building walls for the two buildings is less than 10 feet. The distance should be <br /> verified and revised as needed. <br /> b. The project should specify an imaginary lot line between the two building to establish the <br /> effective fire separation distances for each building. Note that the distance should not be <br /> less than 5 feet for the single-family residence (SFR) (i.e., the western building) unless <br /> improvements to this building are performed under a separate permit. See IBC Section <br /> 705.3. <br /> The distance between the exterior building and the existing Single-Family residence has been <br /> updated on Sheet Al Site Plan to reflect 9'-7". <br /> An imaginary lot line has been added to Sheet Al Site Plan between buildings, the Single-Family <br /> Residence existing porch will be adjusted to provide 5'from the imaginary property line to the <br /> existing building. <br /> 7. The building has a 0-foot fire separation distance on the north side and a presume fire <br /> separation distance of less than 10 feet on the west side. These sides of the buildings are <br /> required to have a minimum one-hour fire-rated construction per IBC Table 602. The walls are <br /> required to be rated from both directions per IBC Section 705.5. Details for the walls including <br /> references to rated tested assemblies should be provided. See IBC Section 703.2. <br /> The existing north wall will be 1hr rated, reference and details have been provided per IRC on <br /> sheet A4 Sections. The west wall will have a 5' separation from the imaginary lot line and a total of <br /> 10' from the existing Single-Family Residence once the existing covered porch has been adjusted. <br /> 8. Continuing with the previous comment, the parapet on the north wall is required to have the <br /> same construction as the wall below. See IBC Section 705.11.1. <br /> The existing parapet on the north wall will be 1 hr rated, note has been added to wall section C on <br /> sheet A4 Sections. <br /> 9. The west wall includes unprotected openings. The distance between two buildings appears to <br /> be less than 10 feet. Presuming a minimum 5-foot fire separation distance is provided for the <br /> SFR, this will result is a fire separation distance of less than 5 feet for the multi-family building. <br /> The maximum allowable area of unprotected openings should be determined. See IBC Table <br /> 705.8. <br /> An imaginary lot line has been added to Sheet Al Site Plan between buildings, the Single-Family <br /> Residence existing porch will be adjusted to provide 5'from the imaginary property line to the <br /> existing building therefore having a total of 10' between buildings. <br /> 10.The"Wood-Framed Wall"detail on Sheet 5 is not consistent with the specified UL listings. In <br /> addition, the detail does not provide the stated STC rating of 50-54. A revised listing or revised <br /> detail should be provided.
