See Section R106.1.1. The following comments should be <br /> addressed: <br /> /a! The loft is understood as intended for non-habitable space and will not be used for habitable <br /> uses such as a sleeping loft. A note should be added to Section A/Sheet 2 stating that the loft <br /> is a non-habitable space. See note <br /> The loft is presumed to be an attic space that is separated from the space below by a wall. A <br /> section should be provided at this location clarifying the intended construction. See A/2 <br /> Continuing with the previous comment, a guard is required if the wall below is not continuous <br /> to the roof above. Details for the guard construction should be provided. See Section R312.1. <br /> Sec A/2 <br /> J/The attic should be provided with an access opening. The location of the opening should be <br /> specified in the plans. See Sections R106.1.1 and R807. See A/2 <br /> c5•J Sheet 2 includes a list of energy credits. See WSEC Section R406. The following comments should <br /> be addressed: See sheet 2 <br /> a. The energy credits appear to be based on the 2105 WSEC. The list should be revised. <br /> b. The building is a "Small Dwelling Unit" per Section R406.3 Item 1 and is required to provide a <br /> minimum of 3 energy credits. Note that Item 4 is limited to "Additions"to existing buildings; <br /> see the definition in Section R202. See sheet 2 <br /> c. A schedule of the selected energy credits should be included in the drawings. The performance <br /> requirements for the selected credits should be specified as applicable. See sheet 2 <br /> The following comments should be addressed for the insulation of the slab-on-grade: <br /> a. The Foundation Plan on Sheet 2 indicates perimeter insulation per WSEC Table R402.1.1. The <br /> insulation should be shown in Section A/Sheet 2 for clarity. See Section R106.1.1. See sht 3 <br /> b. The insulation should extend downward from the top of the slab, creating a thermal break <br /> between the slab and foundation. See WSEC Section R402.2.9. See sheet 3 <br /> /- Sheet 2 appears to indicate that the system will be provided with a tank water heater. The <br /> proposed location of the water heater should be shown. A detail should be included providing <br /> seismic restraints per Section M1307.2. Gas appliances should be not located in prohibited <br /> locations per Section G2406.2. See Section R106.1.1. <br /> Under counter electric tank-less water heater - See sheet 1 <br /> /The building is required to include a heating system per Section R303.10. The type and location of <br /> the system should be specified in the construction drawings. Gas appliances should be not located <br /> in prohibited locations per Section G2406.2. Base board heat — See i,ht 1 <br /> / The building is required to include a whole house ventilation system per Section R303.4. The <br /> drawings should state compliance with one of the systems specified in Section M1505.4; the <br /> requirements for the selected system should be specified in the plans. "Ventilation"Note 9 on <br /> Sheet 4 is not sufficient to satisfy compliance; note that the code citation appears to reference the <br /> 2015 IRC. The location and exhaust rate should be specified in the plans. The fan should not be <br /> located in a room with a door that obstructs air flow from the remainder of the house.
