Mr. Harold Christensen <br />Lance Mueller & Associates <br />Plan Check Number: B2301-011, First Building Review <br />February 3, 2023 <br />Architectural <br />General: <br />The construction drawing should include a section listing work to be reviewed and approved by <br />the design team prior to construction. Review and approval by the design team will be deemed <br />to satisfy the requirements of IBC Section 107.3.4.1. The submittals should include a statement <br />requiring a comprehensive review for conformance with the approved construction drawings <br />and the referenced buildings codes. This work will not be reviewed by the City of Everett as it <br />has already been reviewed in principle on the issued construction drawing, and instead defers <br />the final review responsibility to the design team per IBC Section 107.3. Note that work <br />qualifying as shop drawings may be listed separately per the Exception of IBC Section 107.1. <br />Alternatively, the applicant is required to submit the listed items under separate permit <br />applications for review and approval prior to construction. Based on a review of the drawings, <br />work to be listed should include but is not limited to: <br />a. Prefabricate metal stairs. <br />b. Mezzanine guards. <br />Egress: <br />2. The mezzanine requires a second egress route as indicate by the note on Partial Plan 14/TA2.1 <br />referencing a future addition. Proposed future work does not satisfy the requirement to provide <br />the second route. The design should be revised. See IBC Sections 107.2.3, 1001.1, and <br />1006.2.1. <br />Accessibility: <br />3. The mezzanine requires an accessible route as indicate by the note on Partial Plan 14/TA2.1 <br />referencing a future addition. Proposed future work does not satisfy the requirement to provide <br />the accessible route. The design should be revised. See IBC Sections 1009.1, 1101.2, and <br />1104.4. <br />Miscellaneous: <br />4. Detail 17/TA3.0 includes the general design criteria for the mezzanine guards. The detail <br />references the structural drawings for the connection of the guard to the mezzanine framing. <br />The structural drawings do not appear to include this connection. The construction drawings <br />should be revised as needed. See IBC Sections 107.2.1 and 1603.1. <br />Structural <br />Gravity System: <br />1. Calculations substantiating the design of the cantilever beams and connections should be <br />submitted for review. The design should include vertical effects including net uplift effects in <br />the load combinations per ASCE 7-16 Sections 12.4.2.2 and 12.4.4.
