Mr. Harold Christensen
Lance Mueller & Associates
Plan Check Number: B2301-011, First Building Review
February 3, 2023
Lateral System:
2. Elevations 1/S3.1 and 4/S3.1 specify W18x65 braces and reference Detail 6/S3.1 for the
connection. The brace size appears to be incorrect and should be revised. Alternatively, a
detail representing this configuration should be included. Revised calculations may be required.
See IBC Sections 107.2.1, 1603.1, 1604.1, and 1604.4.
3. Calculations substantiating the design of the braced frame connections should be submitted for
review. The design should comply with AISC 341-16 Section F2.6a. See IBC Sections 1604.1
and 2205.2.
4. Continuing with the previous comment, it is noted that the vertical weld in Detail 2/S4.2 is
located on the back of the column only. This configuration should be considered in the
calculations as it will impact the magnitude and type of stresses induced in the welds and
connection plates. See IBC Sections 1604.1 and 1604.2.
5. The bracing connections in Details 5/S3.1 and 2/S4.2 appears to be missing weld requirements
and should be revised. See IBC Sections 107.2.1 and 1603.1.
6. The column design does not appear to include overstrength per AISC 341-16 Section D1.4a.
Supplemental calculations substantiating the deign should be submitted for review. See IBC
Sections 1604.1 and 2205.2.
7. Calculations substantiating the design of the column anchorage should be submitted for review.
The column bases should comply with the loading requirements of AISC 341-16 Section D2.6.
The anchors should comply with the loading requirements of ACI 318-14 Section 17.2.3.4.3.
See IBC Sections 1604.1, 1901.2, and 2205.2.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers -of -record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer / Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2023\B2301-011—Rl.docx
IOU 3200 Cedar Street © 425.257.8810 C(Q)
everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 3
