Ms. Dawn Bushnaq
Bushnaq Studio Architecture + Design
Plan Check Number: B2109-083, First Building Review
February 2, 2022
12. The building has wood gravity posts and beam along Grids C and H, and interior beams, that
require fire -rated protection per Sections 1/A322 and 1/A324. Other similar framing (e.g,
interior wood posts, etc.) may also be proposed. The gravity framing requires a minimum one -
hour protection per IBC Table 601 and Section 704.1. Details providing fire -protection should
be included in the drawings. Alternatively, calculations demonstrating the minimum fire
protection may be submitted for review. See IBC Section 722.6 and AWC NDS-18 Chapter 16.
13. Typical details for penetrations through fire -rated assemblies should be provided in the
construction drawings. See IBC Sections 107.2.1 and 714.
14. Detail 6/A831 appears to show a proposed shaft for the exhaust vents within the floor assembly
cavity. The following comments should be addressed:
a. The interior of the cavity is required to be lined on all sides with a minimum of two layers of
5/8-inch Type "V GWB. Insulation does not provide the required fire protection. See IBC
Table 722.6.2.
b. The details do not clearly show the cavity being lined along the duct run from the fan to the
exterior wall and should be revised. See IBC Section 107.2.1.
c. Continuing with the previous two comments, radiation dampers may be specified per IBC
Section 717.3.1 Item 4. Dampers are not permitted on kitchen hood ducts and dryer vents
per IMC Sections 506.3.11 and 504.2.
d. The note references "Assembly per SBC CA 712.4". This is not a recognized standard in the
City of Everett and is not approved for use. The note should be removed.
15. Kitchen Room 110 and the kitchen in Room 302 will require hoods that must vent to the
exterior of the building. It appears that the ducts must be located in shafts extending through
the roof. Details for one -hour shaft construction should be included per IBC Section 7163.4.
The require one -hour construction including opening protectives per Section 713.11; dampers
are not permitted in the ducts to separate the shafts from the rooms.
16. The building appears to require mechanical ventilation supplied by ducts per the reflected
ceiling plans on Sheets A221 through A223. The ducts will penetrate rated walls and will
required dampers per IBC Section 717. The duct and damper requirements may be included in
the construction drawings for the mechanical permit drawings. However, shafts required for
duct work should be included in the building drawings. The shaft locations should be shown in
the plans and details included for the required construction. See IBC Section 713.
17. The floor plans do not indicate if the elevator shafts require separate machine rooms. If
machine rooms are required, they should be located in fire -rate rooms per IBC Section 3005.4.
The locations of the rooms should be shown on the plans.
18. The elevator should have a rated lid per IBC Section 713.12 unless the shaft walls extend to the
underside of the roof sheathing. The proposed construction is not clear in Sections 4/A312 and
6/A711 for the elevator at Grid E/5.5. The design should be clarified and revised as needed.
See IBC Sections 107.2.1 and 3002.1.
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 4 of 10
