Ms. Dawn Bushnaq
Bushnaq Studio Architecture + Design
Plan Check Number: B2109-083, First Building Review
February 2, 2022
Egress:
19. The proposed construction of Stair C is not clear on Sheets A201, A202, and A702. Unclear
conditions include but are not limited to the locations of walls, enclosed spaces and reduced
head clearance, direction of travel, and access. The proposed construction should be revised.
See IBC Sections 107.2.1, 1011.7.3, 1011.13, and 1101.2, and ICC A117.1-09 Section 307.4.
20. Continuing with the previous comment, Door 10OC-1 accessing Stairway C provides egress
system from Room 141, which has an assembly occupancy, and should swing outward. Room
141 should not be used for egress for the stairway. The door swing may reduce the landing
width to less than one-half the required width. See IBC Sections 1010.1.2.1 and 1011.6.
21. Landings are required at all exterior doors per IBC Section 1010.1.6. It is not clear if this is
provided at all doors. Additional landings should be specified in the drawings as needed.
22. Door 300B provides egress access from assembly Room 302 to Stair B. The door should swing
into the stairway on Sheets G323 and A203. See IBC Section 1010.1.2.1.
23. Panic hardware should be specified in the Door Schedule and Hardware Sets schedule on
Sheets A620 and A621, respectively, for additional doors including but not limited to 100C-1,
100C-2, 108-1, 108-2, 108-3, 108-4, 140-2, 141-3, and 302-1. See IBC Section 1010.1.10.
24. The egress plans on Sheets G321 through G323 should specify the locations of maximum
occupant load signs per IBC Section 1004.9. The signs should be located near the main exit in
each room with an assembly occupancy exceeding 49.
25. Additional exit signs should be specified at Doors 101-1, 105, 108-2, 108-4, 140-1, 141-3, and
201. Additional signs should also be provided in the central area of Corridors 120 and 220, and
Lobby 102, and inside the stairways. See IBC Sections 1010.1 and 1013.1.
26. The construction drawings should include a note requiring all exit signs to be connected to the
main building power supply and provided with a minimum 90-minute back-up power. See IBC
Section 1013.6.3.
27. The egress plans on Sheets G321 through G323 should specify the locations of interior and
exterior emergency egress lighting for all rooms with assembly occupancies and the continuous
egress paths to the exit discharges, including the stairways. The construction drawings should
include a note requiring all lights to be connected to the main building power supply and
provided with a minimum 90-minute back-up power. See IBC Sections 1008.3, 1008.3.2, and
1008.3.4.
Accessibility:
28. Restrooms 146a, 146b, 246a, and 247a do not appear to provide the required turning space per
ICC A117.1-09 Sections 603.2.1 and 304. The design should be revised. See IBC Section
1101.2.
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 5 of 10
