h) Mailing list of contiguous property owners for short subdivision; mailing <br /> list of adjacent property owners for subdivisions; mailing address must <br /> be typed on City form; <br /> i) Special Studies - Complete and accurate environmentally sensitive area <br /> studies, traffic studies, or other special studies or documents as the City <br /> may determine to be necessary to enable the City to evaluate the <br /> applicant's proposal or unique physical features of the site; <br /> j) Environmental checklist (SEPA); when required by WAC 197-11 and <br /> Chapter 20.04.; and <br /> k) Proposed site development plan map for easement access, panhandle <br /> lots, setback modifications, and lot variances. <br /> 3. Requirements for Preliminary Plat or Short Plat Map: <br /> A preliminary plat or short plat map shall be drawn to the specifications as <br /> defined in Section 2.G for final plats or short plats. All boundary corners of the <br /> proposed project must be shown as found or set. Upon written approval by the <br /> City, the applicant may increase the size of the preliminary plat or short plat <br /> map to twenty-four inches by thirty-six inches (24" X 36"). <br /> 4. Requirements for Maps including Supplemental Maps: <br /> All supplemental maps must be a minimum of eighteen inches by twenty-four <br /> inches (18" X 24"). Upon written approval by the City, the applicant may <br /> increase the size of the map to twenty-four inches by thirty-six inches (24" X <br /> 36"). All maps are to be made by or under the supervision of a registered <br /> Washington State licensed surveyor, engineer, architect or land planner. The <br /> following shall be shown on supplemental maps for proposed preliminary <br /> subdivision or short subdivision applications: <br /> a) The name or title of the proposed subdivision or short subdivision; <br /> b) The date, north arrow and scale; <br /> c) Total site area, boundary lines of tracts, lot lines, lot numbers, block <br /> numbers; <br /> d) Location and name of existing and proposed streets and ROW; <br /> e) Existing structures and setbacks; <br /> 1) The location of driveways, existing and proposed; <br /> g) All easements and uses; <br /> h) Existing and proposed utility services; <br /> i) Fire hydrant location and distance to building sites; <br /> j) Field topography at five (5) foot contours Everett City Datum; <br /> 10 <br />
