k) Environmentally sensitive areas tracts with buffers, open space, <br /> greenbelts, recreation tracts, and all easements; <br /> 1) Proposed storm water drainage facilities (detention and treatment) tracts <br /> and landscaped areas; and <br /> m) Location of all trees larger than 12-inches in diameter showing which <br /> trees will remain and which trees will be removed. The City may <br /> require a tree hazard evaluation report by an expert on trees. <br /> 5. Requirements for Site Development Plan Required for Easement Access, <br /> Panhandle Lots, Setback Modifications, and Lot Variances: <br /> The following features and information shall be shown on a preliminary <br /> development plan proposed for subdivision or short subdivision: <br /> a) The name or title of the proposed subdivision or short subdivision; <br /> b) The date, north arrow, and scale; <br /> c) Total site area, boundary lines of tracts, lot lines, lot number, and block <br /> number; <br /> d) Location and name of existing and proposed streets and ROW; <br /> e) Building footprint or building site on each lot showing the placement of <br /> the building on the lot, proposed private open space, curb cut with <br /> access to private parking, landscaped areas, proposed setbacks, and the <br /> approximate location of contiguous dwellings; <br /> f) Preliminary landscaping plan with location and width of private and <br /> public common landscape areas; <br /> g) Environmentally sensitive areas, required buffers, and setbacks; <br /> h) Common and private open space and recreation areas; <br /> i) Any other special setbacks proposed or required by the City; and <br /> j) Common and private parking areas for total site and each lot. <br /> C. Review Process for Administrative Preliminary Subdivisions <br /> 1. Required Review Process: <br /> An administrative preliminary subdivision application of fifty (50) lots or less <br /> shall be reviewed as a Review Process II as defined in Ordinance No. 2136-96, <br /> as amended, with the following added or changed procedures: <br /> 11 <br />
