Pre-Application Conference <br /> Prior to submittal of a Binding Site Plan application, a pre-application conference must <br /> be completed as defined in Section 2.A of this Ordinance. <br /> B. Preliminary Application Submittal Requirements <br /> 1. Fees: <br /> The applicant shall pay the required fees when submitting the preliminary <br /> binding site plan application. <br /> 2. Application Documents for Binding Site Plans and Site Plan Approval: <br /> The City shall provide all the necessary forms and instructions for filing an <br /> application for a preliminary binding site plan and site plan review. An <br /> application for a preliminary binding site plan and site plan review shall consist <br /> of the following minimum information: <br /> a) City application form with verification that the pre-application <br /> conference has been completed or a signed waiver by the Director; <br /> b) Legal description of the property to be subdivided; <br /> c) Vicinity map; <br /> d) Declaration of ownership form signed by the owner(s); <br /> e) A binding site plan certificate from a Title Company which is not older <br /> than 30 days; <br /> f) A proposed preliminary binding site plan map; <br /> g) A proposed site plan meeting the requirements of the City's site plan <br /> checklist; <br /> h) Mailing list of contiguous property owners typed on the City's form <br /> included in the application packet; <br /> i) Special Studies - environmentally sensitive area studies, traffic studies, <br /> and other studies as the City may determine to be necessary due to the <br /> applicant's proposal or unique physical features of the site; <br /> 34 <br />
