j) Environmental checklist (SEPA) when required by WAC 197-11 and <br /> Chapter 20.04; and. <br /> k) Preliminary landscaping plan with location and width of private and <br /> public common landscaped areas, and proposed setbacks. <br /> 3. Application Documents for Binding Site Plans with Previously Approved <br /> Site Plans: <br /> The City shall provide all the necessary forms and instructions for filing a fully <br /> completed application for a preliminary binding site plan with a previously <br /> approved site plan. An application for a preliminary binding site plan with a <br /> previously approved site plan shall consist of the following minimum <br /> information: <br /> a) City application form; <br /> b) Legal description of the property to be subdivided; <br /> c) Vicinity map; <br /> d) Declaration of ownership form signed by owner(s); <br /> e) A binding site plan certificate from a Title Company which is not older <br /> than 30 days; <br /> f) A proposed preliminary binding site plan map; <br /> g) The approved site plan with a copy of the corresponding decision and <br /> project numbers; <br /> h) The SEPA threshold determination and corresponding checklist <br /> submitted for the approved project; and <br /> i) A proposed or approved phasing plan. <br /> 4. Requirements for the Preliminary Binding Site Plan Map: <br /> A preliminary binding site plan shall be drawn to the specifications as defined in <br /> Section 5.E for a final binding site plan. <br /> 5. Requirements for Site Plan: <br /> All site plans must be a minimum of eighteen inches by twenty-four inches (18" <br /> X 24"). Upon approval by the City, the applicant may increase the size of the <br /> site plan to twenty-four inches by thirty-six inches (24" X 36"). All plans shall <br /> be prepared by or under the supervision of qualified experts such as those in the <br /> fields of surveying, engineering, architecture or land planning. The proposed <br /> preliminary site plan shall provide the minimum information as required in the <br /> application instructions for the underlying land use action. <br /> 35 <br />
