1) The computations for meeting minimum lot area requirements for the <br /> Everett Zoning Code shall not include the easement portion of the lot. <br /> Except for a two (2) lot short subdivision the easement area may be <br /> included in the calculation of the minimum lot area for the lot fronting <br /> on the public street. Said lot shall not have a net lot area less than 4,000 <br /> square feet. <br /> m) The easement portion of a lot may be used in calculating the lot width <br /> and depth requirements for the purpose of meeting the standards as <br /> established by the Everett Zoning Code. <br /> n) Required Setbacks for Easement Access Lots: Units that do not have <br /> frontage on the public street will be required to meet the following <br /> setbacks: <br /> i) Front Yard Setback (Orientation Toward Public Street) - twenty <br /> (20)feet; <br /> ii) Side Yard - five (5) feet; <br /> iii) Side Yard - five (5) from easement access drive curb - and <br /> twenty (20) feet for detached/attached garage or parking area; <br /> iv) Rear Yard - twenty (20) feet; <br /> v) Reduced Setback Modifications of these standards is permitted as <br /> defined in Section 7.F.16.e <br /> o) Re-Orientation of Lots or Units: Lots that do not have frontage on the <br /> public street will be allowed to re-orient the lot or unit toward the <br /> easement access drive subject to compliance with the following <br /> standards: <br /> i) Front Yard Setback - ten (10) feet for single family unit - twenty <br /> (20) feet for detached or attached garage; <br /> ii) Side Yard Setbacks - five (5) feet; <br /> iii) Rear Yard Setbacks - twenty (20) feet; <br /> iv) Rear Lot Exterior Property Line Setback - The setback from the <br /> rear lot line of the parcel to be subdivided shall not be less than <br /> ten (10) feet. The principal structure may not exceed fifteen (15) <br /> feet in height if closer than twenty (20) feet from a rear lot <br /> exterior property line; <br /> v) Screening/Landscaping is provided as required in Section 7. F.3; <br /> and <br /> vi) Driveway and Parking Area - The driveway and parking area <br /> may not exceed twenty (20) feet in width in the front yard <br /> setback area. <br /> 63 <br />
