Any <br /> SEPA conditions based on SEPA substantive authority as provided for in EMC <br /> 20.04.240 will be identified in the consolidated permit decision. <br /> be and the same is hereby amended to read as follows: <br /> C. Review Process II <br /> Review Process II applies to all permit applications that involve administrative decisions made <br /> by the Director. <br /> All Review Process II administrative decisions made by the Director shall be issued in writing. <br /> The Director may attach to any permit approval such conditions as may be necessary to assure <br /> compliance with this ordinance, other applicable City ordinances and regulations, or any other <br /> regulations administered by federal or state agencies. <br /> Review Process II applications include the following administrative decisions: <br /> 1. **Preliminary Subdivision Approvals of 50 lots or less <br /> 2. **Subdivision or Short Subdivision Alteration or Vacation Approvals <br /> 3. Preliminary Short Subdivision Approvals <br /> 4. Subdivision or Short Subdivision Variances (25 % or less) <br /> 5. Preliminary Binding Site Plan and Site Plan Approval <br /> 6. Binding Site Plans Variances (25% or less) <br /> 7. Administrative Shoreline Permits (less than 1 acre) <br /> 8. SEPA Determinations <br /> 9. Stream and Wetland filling and mitigation <br /> 10. Commercial Day Care in Multiple Family Zones <br /> 11. Up to 25% Expansion of a Nonconforming Use <br /> 12. Determination of Proportionality for Correction Facilities <br /> 13. Minor Expansion of an existing Special Property Use <br /> 14. All other review processes listed in the Zoning Code as Review Process IIA, IIB, <br /> and IIC <br /> 15. Short Subdivision Division of Land with Non-Conforming Structures <br /> *SEPA threshold determination frequently includes mitigation requirements as provided <br /> for in the City's environmental policy (SEPA) ordinance, Chapter 20.04 EMC.
