shall be provided for any project located wholly or partially within the C-2 zone, <br /> irrespective of what the minimum parking requirements are for any adjoining zone. <br /> 2. Lots located within the area designated by Map #15-2 shall provide 1.5 parking <br /> spaces per dwelling unit for two or fewer bedroom units; and 2.0 parking spaces for <br /> dwelling units with three or more bedrooms. <br /> 3. Lots in areas outside of the areas designated by Map #15-1 or Map #15-2 shall <br /> provide 2.0 parking spaces per dwelling unit, except: <br /> a. in mixed use developments in which at least 25% of the gross floor area of the <br /> development is provided in a permitted non-residential use, 1.5 spaces per dwelling unit <br /> with 2 or fewer bedrooms shall be provided. Parking for non-residential uses shall be <br /> provided as otherwise required by this Title. <br /> b. in multiple family developments with more than 100 dwelling units, 2.0 <br /> parking spaces shall be provided for the first 100 dwellings with 2 or fewer bedrooms, <br /> and 1.5 parking spaces shall be provided for each dwelling with 2 or fewer bedrooms in <br /> excess of the first 100 dwellings. 2.0 spaces shall be provided for each dwelling with 3 or <br /> more bedrooms. <br /> 4. Single family attached dwelling developments in the R-1(A) and R-2(A) zones <br /> shall provide 2.0 parking spaces per dwelling unit. <br /> 5. Senior citizen housing developments shall provide 1.0 parking space per dwelling <br /> unit. The applicant shall provide a covenant in a form acceptable to the City which runs <br /> with the land stating that the housing units shall be limited to occupancy by senior <br /> citizens. Conversion to non-senior citizen housing shall not be permitted unless meeting <br /> the parking standards of this section. <br /> B. Parking spaces and parking garages provided within a multiple-family <br /> development shall be for the use of tenants and their invited guests only and shall not be <br /> rented, leased or otherwise used by persons who do not reside in the multiple-family <br /> development. Parking spaces required by this Section shall not be used for storage,boats, <br /> trailers, or any purpose other than meeting the off-street parking requirements of this <br /> Section. <br /> is hereby amended to read: <br /> Off-street Parking Requirements. The intent of this section is to require off-street <br /> parking for the residents of multiple family developments to be provided on the <br /> development site, and to recognize differences between areas which should have a lesser <br /> need for automobile use due to availability of transit service, adequate pedestrian <br /> facilities, and the proximity of services within walking distance. <br /> 4 <br />
