EVERETTCORRECTION AND COMMENTS MEMORANDUM <br />WASHINGTON TO: Mallorie Hefley, OfficeManager@fullwilerconstruction.com <br />FROM: Kelsey Heyd, Associate Planner, kheyd@everettwa.gov <br />DATE: 8.03.21 <br />SUBJECT: Planning Division Corrections & Comments — Proposed SFRs <br />LOCATION: 4916, 4918, 4920 24t" Ave W, Everett WA <br />PERMIT #s: B2106-046 (Lot 2), B2106-047 (Lot 3), B2106-048 (Lot 4) <br />A review of these permits has been conducted by the Planning Division and it <br />has been determined that the following revisions should be made and/or the <br />following conditions must be met. These comments are only in relation to the <br />land use code and do not account for all possible comments or corrections from <br />other departments. Additional comments or corrections may be required upon <br />review of the requested information. <br />Upon revising the plan(s) and any supporting documentation, please submit <br />two copies to the Permit Services Counter alongside a City of Everett <br />transmittal sheet. Re -Submittal Instructions are available online at: <br />https://everettwa.gov/DocumentCenter/View/28541 <br />PLANNING DIVISION COMMENTS <br />1. Site Plans. A site plan meeting the minimum residential site plan checklist <br />(pages 8 & 9) is required for each lot. The site plans should identify percent <br />of lot coverage by buildings, surface area calculations, etc. Please review the <br />checklist for complete details and revise accordingly. <br />2. Parking. Please note the parking code reference provided on the site plans is <br />incorrect. Detached single family residences taking access from a private <br />drive require 3 stalls in accordance with EMC 19.34.020, Table 34-1. <br />However, the recorded conditions on the short plat map required 4 parking <br />stalls for each lot. Note: as proposed, there is not a concern regarding these <br />lots meeting the minimum parking required since driveways may be <br />calculated toward the minimum parking requirement. <br />3. Setbacks. Setback requirements are subject to the regulations of EMC 19.06. <br />EMC 19.06.030 identifies exceptions to setback standards, including but not <br />limited to the following: <br />Planning <br />a. Chimneys, eaves, etc. may encroach up to 18 inches into any <br />required setback. The plans for Lots 2 and 4 indicate 2' eaves <br />Q2930 Wetmore Ave, Ste. 8A <br />encroaching into required setbacks. The building plans for Lot 4 <br />Everett, WA 98201 <br />indicate a fireplace encroaching 2' into the setback however this is <br />not shown on the site plan.
