EVERETTCORRECTION AND COMMENTS MEMORANDUM
WASHINGTON TO: Mallorie Hefley, OfficeManager@fullwilerconstruction.com
FROM: Kelsey Heyd, Associate Planner, kheyd@everettwa.gov
DATE: 8.03.21
SUBJECT: Planning Division Corrections & Comments — Proposed SFRs
LOCATION: 4916, 4918, 4920 24t" Ave W, Everett WA
PERMIT #s: B2106-046 (Lot 2), B2106-047 (Lot 3), B2106-048 (Lot 4)
A review of these permits has been conducted by the Planning Division and it
has been determined that the following revisions should be made and/or the
following conditions must be met. These comments are only in relation to the
land use code and do not account for all possible comments or corrections from
other departments. Additional comments or corrections may be required upon
review of the requested information.
Upon revising the plan(s) and any supporting documentation, please submit
two copies to the Permit Services Counter alongside a City of Everett
transmittal sheet. Re -Submittal Instructions are available online at:
https://everettwa.gov/DocumentCenter/View/28541
PLANNING DIVISION COMMENTS
1. Site Plans. A site plan meeting the minimum residential site plan checklist
(pages 8 & 9) is required for each lot. The site plans should identify percent
of lot coverage by buildings, surface area calculations, etc. Please review the
checklist for complete details and revise accordingly.
2. Parking. Please note the parking code reference provided on the site plans is
incorrect. Detached single family residences taking access from a private
drive require 3 stalls in accordance with EMC 19.34.020, Table 34-1.
However, the recorded conditions on the short plat map required 4 parking
stalls for each lot. Note: as proposed, there is not a concern regarding these
lots meeting the minimum parking required since driveways may be
calculated toward the minimum parking requirement.
3. Setbacks. Setback requirements are subject to the regulations of EMC 19.06.
EMC 19.06.030 identifies exceptions to setback standards, including but not
limited to the following:
Planning
a. Chimneys, eaves, etc. may encroach up to 18 inches into any
required setback. The plans for Lots 2 and 4 indicate 2' eaves
Q2930 Wetmore Ave, Ste. 8A
encroaching into required setbacks. The building plans for Lot 4
Everett, WA 98201
indicate a fireplace encroaching 2' into the setback however this is
not shown on the site plan. Please review and revise accordingly.
425.257.8731
425.257.8742 fax
b. Heat pump locations should be clearly identified on the site plan. If
the heat pump is proposed within a required setback, it is subject to
®planning@everettwa.gov
the screening and location provisions of 19.06.030.
everettwa.gov
c. Rockeries and retaining walls that encroach into required setbacks
are subject to the standards identified in Table 6-5. Any structure
