The Framing Plan on sheet S2.0 includes 4x10 beams. Calculations substantiating the design <br /> are not included in the calculation package and should be submitted for review per IBC Section <br /> 1604.1. Note that calculations and drawings indicate a 50 psf floor live load for"residential" <br /> and "office"loading, respectively. The minimum uniform area load for the A-2 space should be <br /> 100 psf per IBC Table 1607.1; the load is not reducible per Footnote (m). <br /> 3. The following comments should be addressed for the design of the guards around the new <br /> stairway opening: <br /> a. The construction of the guards on Sheet A4.1 is not clear. The sections and details are not <br /> consistent. If a wall is intended, revised details are required. <br /> b. Calculations substantiating the guard connection should be submitted for review. See IBC <br /> Section 1607.8.1. <br /> c. The guards should specify openings that do not pass a 4-inch sphere per IBC Section <br /> 1015.4. Openings specified as"4-inches maximum"do not comply. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
