The project should specify the applicable building codes, including but not limited to the 2018 <br /> IRC, 2018 WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br /> 2. The proposed scope-of-work is not clear. The drawings should clearly delineate between <br /> existing and new work using established drafting standards. All demolition should be shown on <br /> the existing floor plans. All new construction should be shown on the new floor plan. Where <br /> the proposed project includes modifications existing building components (e.g., gypsum wall <br /> board, insulation, etc.), these components should be similarly delineated from existing <br /> component that are not being altered. See Section R106.1.1. <br /> 3. The house is subject to Code Enforcement action per File No. CE21-0821. The drawings to not <br /> provide sufficient information to address the conditions, including but not limited to repair of <br /> the front exterior egress stairs and demolition of the interior Living Room/Dining Room wall. <br /> The drawings should be revised. See Section R105.1 and R113.2. <br /> 4. Continuing with the previous comment, the proposed project appears to involve work that is not <br /> shown including but not limited to modification of additional walls (e.g., bathroom pocket door, <br /> basement stairway pocket door, attic window openings, etc.), new framing in the basement, <br /> and plumbing modifications. All proposed work should be clearly shown in the drawings. See <br /> Section R106.1.1. <br /> Architectural <br /> 1. The south exterior wall is located approximately 3.5 feet from the property line per the Site Plan <br /> on Sheet A-2. The original interior finishes have been removed per photo documentation <br /> obtained by City of Everett Code Enforcement. The wall is located within the 5-foot fire- <br /> separation distance and is required to have one-hour construction per Table R302.1(1). The <br /> interior side should be covered with minimum 5/8-inch Type"X" GWB. See Section R102.7.1. <br /> 2. The bedrooms should have emergency egress openings. The minimum opening dimensions and <br /> area, and maximum bottom sill opening height of the floor, should be specified. Structural <br /> modifications may be required. See Section R310. <br /> 3. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is <br /> required in the garage per Section R314.2.3. The locations of all alarms should be shown on <br /> the plans. A note should be included requiring the alarms to be hardwired, interconnected, and <br /> provided with back-up battery power as required. Alarm clearances should comply with Section <br /> R314.3 Item 4 and Section R314.3.1. <br /> 4. The project appears to include the construction of stairs over the new garage/deck structure. <br /> In addition, the existing stairs require repair per Code Enforcement File No. CE21-0821. Details <br /> for the construction should be included. The stair rise and run, and width, should be specified. <br /> A section showing the headroom clearances should be provided. Landings and handrails should <br /> be provided.
