4. The house shows an existing deck and ramp in the front. Based on aerial photography, the deck <br />was added within the last year. On-line photography on Google Earth shows the ramp under <br />construction. Permits were not obtained per our records. The deck and ramp should be shown <br />as new construction in the Proposed Floor Plan on Sheet P-3; the deck and ramp should not be <br />shown in the Existing Floor Plan on Sheet PO4. See Sections R105.1, 106.1.1, and R113.1. <br />ANS: Existing Deck and Ramp are detail on these prints for the purpose of gaining a permit. <br />1. The bedrooms should specify a classification per Section R330.3. <br />ANS: All rooms are shown on these plan <br />2. The number of occupants in each room should be specified. The building is required to provide smoke and CO alarms per Section R314 and 315. The <br />following comments should be addressed: <br />a. The alarms at not shown consistently in the plans. An alarm is not provided outside <br />Bedrooms 1-3 on Sheet P-4. <br />b. It is not clear if CO alarms are provided. <br />c. A note should be provided requiring the alarms to be interconnected. <br />d. The alarms should not be located within 3 feet of a bathroom door.e <br />ANS: Smoke detectors are provide in each room and CO alarms in hallways <br />4. Grab bars are required in the east bathroom per Section R330.8. <br />ANS: Grab bars are provide in bathrooms, details on pg #13 <br />5. Sheet P-8 specifies energy credit option la, which is not in the 2018 WSEC. Sheet P-11 lists <br />option 1.2. The correct option should be consistently stated. The performance requirements for <br />the exterior envelope components should be clearly and consistently specified. References to <br />and requirements from previous code editions should be removed. <br />ANS: Energy Credit have been revised see pg# 12 <br />6. Continuing with the previous comment, the drawings should be revised to clearly and <br />consistently specify the thermal performance requirements for the components of the exterior <br />envelop. For example, the framing details on Sheet P-5 specify R-7.5 slab insulation, but Sheet <br />P-8 specifies R-10 insulation. The plans should be revised. See Section R106.1.1. <br />ANS: Insulation for slab is R-10 <br />7. The existing exterior garage walls enclosing new conditioned space are required to have <br />minimum R-21 insulation. The wall framing is nominal 4-inch studs. Alternative insulation or <br />modifications to the walls are required to provide the required insulation.
