Shyamal Gounder <br />Shyvani Investments LLC <br />Plan Check Number: B2103-052, First Building Review <br />August 16, 2021 <br />Structural <br />See Seismic and Wind Design in Structural Calculations. Calculations should be updated and <br />based on current code. IBC 107.2.1 and EMC 16.005.030 <br />2. The proposed project includes deferred submittal items. See Section R301.1.3 and IBC Section <br />107.3.4.1. The construction drawings should include requirements for deferred submittals <br />including but not limited to: <br />a. A list of deferred submittals, including but not limited to roof trusses and <br />prefabricated guardrails. <br />b. A statement requiring preparation design documents, including but not limited to <br />construction drawings and structural calculations, to be sealed and signed by a <br />professional engineer licensed in the state of Washington. <br />c. A requirement for the engineer -of -record to review and approve the submittal prior <br />to fabrication and construction. <br />3. See Detail 1 and 2/S7. Detail should specify cover for all rebar. For example, distance from <br />rebar to bottom of footing and distance from rebar to face of stem. R106.1.1 <br />4. See Sheet S1. The Special Inspections section should specify the extent of each inspection <br />(e.g., continuous, periodic) per IBC Section 1704.3.1. The list of special inspections should also <br />include an inspection for shear walls with nailing closer than 4 inches o.c. IBC 1705.12.2 <br />5. See Structural Calculations Page 131-134 and Detail 2/S8. <br />a. It appears that the calculations show a lateral restraint at the top of the wall by use <br />of the wood floor diaphragm. Provide sufficient calculations showing the floor <br />diaphragm can withstand the reaction to consider the retaining wall restrained at the <br />top. If the retaining wall is not laterally supported at the top then update <br />calculations. IBC 1807.2.1 <br />b. It appears the rebar should be placed on the opposite face of the stem wall. <br />c. Retaining walls supporting more than 6 feet of backfill height measured to the <br />bottom of the footing should include an additional seismic lateral earth pressure. IBC <br />1807.2.2 <br />d. The Foundation Plan on Sheet S2 should show the location and reference the detail <br />where applicable. <br />6. See Detail 1/S8. <br />a. See Structural Calculations pages 142-153. Retaining walls supporting more than 6 <br />feet of backfill height measured to the bottom of the footing should include an <br />additional seismic lateral earth pressure. IBC 1807.2.2 <br />b. It appears that retaining wall information for rebar and footings for walls 8 feet tall <br />and greater do not match the Structural Calculations. <br />c. It appears that the design of the Retaining Wall with a soil height of 12 feet is <br />missing from the Structural Calculations package. <br />d. It appears that text is missing for callouts referencing the anchorage and nailing of <br />the sheathing.
