It appears that the referenced Detail 1/S5 is missing. R106.1.1 <br />8. See Detail 3/ S8. Plans should show a moisture barrier between floor joists and concrete wall. <br />R317.1 <br />9. See Sheet S2. On Grid Line 5, Detail 1/S8 is referenced for the retaining wall between the <br />garage and basement. It appears that the garage slab is not shown in the referenced detail. <br />Provide a detail and structural calculations. Structural Calculations should show the design of <br />the retaining wall with a surcharge load from vehicles parked in the garage. R106.1.1 <br />10. See Sheet S2. Detail 10/S7 is referenced on Grid Line C but it appears that no stepped footing is <br />present. R106.1.1 <br />11. See Sheet S2. Detail 3/S7 is referenced for multiple interior footings. The thickened slab is <br />designed on pages 93-94 of the Structural Calculations and it appears that the design loading <br />does not include the worst -case scenario. On Page 94, it appears that the capacity and demand <br />in the Design Summary are all equal to 0. Please provide sufficient calculations to show the <br />interior footings per Detail 3/S7 in the basement area are adequate. <br />12. See Grid Line 1, 3, and B on Sheet S2. It appears that Detail 1/S7 is referenced but the <br />concrete wall is greater than the 36 inches specified in the detail. Refer to Section 1 and 3/A-9. <br />R106.1.1 <br />13. See Sheet S3 and A-4. It appears that walls do not align on Grid Line 3. On Sheet A-3 the <br />exterior wall is measured from Grid Line 1 to Grid Line 3 is around 17'-10", but on Sheet S3 the <br />exterior wall is measured around 22'. <br />14. See East Elevation on Sheet A-2 and North Elevation on Sheet A-3. It appears that at the Front <br />Porch an awning and posts are shown but no structural framing. Plans should show roof <br />framing, connections, and any footing requirements. R106.1.1 <br />15. See Sheet S4. It appears that bearing wall locations shown do not match with the Architectural <br />Sheets. See Grid Line 3.6 and the bearing locations of Beam H and floor joists J6 and J2 on <br />Page 12 of the Structural Calculations. Two Shear walls are shown at these locations as well. <br />Floor framing and location of shear walls should be revised. The load path should be verified <br />and revised as floor framing on the main level may need to be relocated. Additional comments <br />may be provided pending review of the revised drawings. <br />16. See Sheet S4 and A-4. Plans should show a detail of framing of post located at the intersection <br />of Grid Lines B and 3. Currently the post lands within a window. <br />17. See Page 64-65 of Structural Calculations. It appears that Upper Floor Beam D is specified as a <br />W16x57 but on Sheet S4 a 7x16 PSL is called out. <br />18. See Sheet S3.
