Commissioning Plan Page 13
E. Construction Manager/General Contractor (CM/GC) & Quality Control (QC)
1. Facilitate the coordination of the commissioning work and commissioning
communications between the Owner, Design professionals, CA and all
subcontractors and ensure that commissioning activities are being scheduled
into the master schedule.
2. Coordinate the work of other disciplines and provides adequate time in the
construction process to allow successful completion of commissioning.
3. Establish each subcontractor's Commissioning Coordinator as necessary and
delegate commissioning responsibilities through subcontracts. The GC
supervises their subcontractors' CC activities.
4. Include the cost of assistance and coordination to the CA as necessary for
commissioning process as defined in this specification section.
5. Provide coordination between subcontractors involved in the construction of the
systems to be commissioned. Ensure that all Contractors execute their
commissioning responsibilities according to the contract documents and
schedule.
6. Assist in establishing infrastructures required to compile and maintain
multidiscipline documentation required by Cx.
7. Provide quality assurance procedures and verification as specified.
8. Examine the design and construction documents to become familiar with project
requirements and discover conditions in systems/design that may preclude
proper testing of the systems and equipment to be commissioned. Report
deficiencies to the Cx team for resolution.
9. Provide contractor submittals as specified in specifications. Coordinate and
provide contractors' revised submittals as necessary per Cx team review
comments.
10. Manage resolution of contractual issues generated as a result of Cx. Issue
information requests (RFI), change orders, work directives etc. as required to
resolve these issues. Contractual issues are those to which the contractor
disputes responsibility, that result in a change of contract price or schedule, that
need design modifications to accommodate, etc. These are processed through
the primary construction management protocols.
11. Examine CA design and submittal review comments. Assure that subcontractors
respond to CA review comments.
12. Organize preconstruction conferences between the subcontractors involved in
the construction of systems to be commissioned.
13. Facilitate inspections, tests, and other quality control services specified or
requested by the CA or Air Barrier Test technician.
14. Attend progress meetings to observe progress and decide upon direction for
open issues.
15. Furnish a copy of all construction documents, addenda, change orders and
approved submittals and shop drawings related to commissioned equipment to
the CA. Provide all changes of plans and specs, etc. to the CA in a timely
manner.
16. In each purchase order or subcontract written, include requirements for submittal
data, O&M data, commissioning tasks and training.
17. Coordinate the sequence of the construction to ensure the continuity of the air
barrier system joints, junctures, penetrations, and transitions between materials
and assemblies of materials and products from the substructure to the walls to
Clare's Place Ventilation Revision
AfNeudorfer Engineers, LLC.
