Commissioning Plan Page 15
4. Provide dates when authorities having jurisdiction (AHJ) testing will be
conducted.
5. Provide submittals of shop drawings as specified. Include complete detailed
sequences of operation for each piece of equipment, regardless of the
completeness and clarity of the sequences in the specifications.
6. Review design for provision of power connections to the all building systems,
including systems to be commissioned.
7. Review design for provision of fire alarm connections to the all building systems,
including systems to be commissioned.
8. Review CA-provided blank pre-functional performance tests (PFPTs) and
functional performance tests (FPTs) for accuracy and conformance to installed
and programmed electrical systems. Provide review comments for the CA to
update PFPTs and FPTs as necessary for accurate test forms.
9. Provide factory recommended field test procedures to the Contractor per each
piece of equipment.
10. Perform start-up and testing of electrical, ATS, generator, and respective control
equipment and systems. Verify the completion of all start-up activities and
document as required with start-up reports and applicable documentation as
required to confirm completion of systems readiness for start of commissioning
activities.
11. Provide factory testing reports to Contractor before start-up of equipment.
12. Provide typical installation inspections and adequate access, to be completed by
the electrical contractor, including but not limited to the following:
a) Installation of electrical distribution.
b) Installation of lighting controls, daylight dimming controls, and adequate
access.
c) Installation of all controllers and panels.
d) Installation of all cable and conduit systems, control sensors and devices.
e) Startup and manufacture testing of electrical equipment.
f) Programming of all controllers, panels, alarms, and reports.
13. Document and submit executed pre-functional performance tests (PFPTs) 1
week minimum prior to scheduled functional performance testing (FPTs)with CA.
14. Provide all project preparation, setup, and support during execution of
commissioning PFPTs and FPTs. As applicable to specific tests, disconnect
electrical terminations for verification of meggar, grounding, etc., and reconnect
terminations as applicable for verification of voltage, torque, etc.
15. Provide access to permit the CA to directly observe the performance of the
equipment being started up and tested by third party vendors.
16. Return systems to normal conditions after commissioning PFPTs and FPTs.
Upon completion of inspection, testing, PFPTs, FPTs, or similar services, repair,
restore, and protect systems exposed by or for quality control activities.
17. Complete sensor calibration and control system tests to ensure system is
functioning correctly. Program and test all control sequences. Create and
program all required schedules, alarms and reports.
18. Place equipment and systems into automatic operation and continuing the
operation during each working day of CX process, as required.
19. Provide all project preparation, setup, and support during execution of
commissioning, including but not limited to units started and safeties tested prior
to using equipment for testing, and any additional support as coordinated in
meetings. Provide assistance of generator startup vendor as appropriate.
Clare's Place Ventilation Revision
IV Neudorfer Engineers, LLC. Page 15 of 68 Everett, WA
