Commissioning Plan Page 17
d) Startup and manufacture testing of electrical equipment.
e) Programming of all controllers, panels, alarms, and reports.
13. Document and submit executed pre-functional performance tests (PFPTs) 1 week
minimum prior to scheduled functional performance testing (FPTs) with the CA.
14. Provide all project preparation, setup, and support during execution of
commissioning PFPTs and FPTs.
15. Provide access to permit the CA to directly observe the performance of the
equipment being started up and tested by third party vendors.
16. Return systems to normal conditions after commissioning PFPTs and FPTs. Upon
completion of inspection, testing, PFPTs, FPTs, or similar services, repair,
restore, and protect systems exposed by or for quality control activities.
17. Complete sensor calibration and control system tests to ensure system is
functioning correctly. Program and test all control sequences. Create and program
all required schedules, alarms and reports.
18. Place equipment and systems into automatic operation and continuing the
operation during each working day of CX process, as required.
19. Operate the equipment and system as required for Functional Performance
Testing.
20. Participate in the fine-tuning or troubleshooting of the system performance.
21. Participate in the resolution of non-compliance, non-conformance and design
deficiencies identified during Pre-Functional Performance Testing.
22. Provide complete operation and maintenance information and 'As-Built" drawings
to the general contractor and CA for verification, organization and distribution.
23. Operate their equipment and system as required for performing the phase testing.
24. Provide training scope for the systems specified. Participate in the systems level
training program for the operators
H. Mechanical Contractor's Responsibilities (MC)
1. Coordinate participation of the mechanical subcontractor, plumbing contractor,
sheet metal contractor, control contractor and test & balance contractor.
2. Prepare a schedule for pipe and duct system testing, flushing & cleaning,
equipment start up and TAB start & completion. Update the schedule as
appropriate and notify the CA ahead of time when commissioning activities are
not yet performed or if scheduling will delay construction.
3. Provide mechanical submittals as specified in specifications. Revise as
necessary per Cx team review comments.
4. Review design for provision of power connections to mechanical systems
equipment and devices.
5. Provide Start-up plan to owner and CA for review.
6. Perform start-up and testing of mechanical equipment and systems with
assistance by the manufacturer's Representative, as necessary.
7. Verify the completion of all start-up activities and document as required with
start-up reports, pressure test reports, and applicable documentation as required
to confirm completion of systems readiness for start of commissioning activities.
8. Review CA-provided blank pre-functional performance tests (PFPTs) and
functional performance tests (FPTs) for accuracy and conformance to installed
mechanical systems. Provide review comments for the CA to update PFPTs and
FPTs as necessary for accurate test forms.
9. Provide typical installation inspections and adequate access, to be completed by
the mechanical and controls contractors, including but not limited to the following:
Clare's Place Ventilation Revision
AfNeudorfer Engineers, LLC.
