Commissioning Plan Page 18
a) Installation of equipment and adequate access.
b) Installation of air and water distribution and terminal unit devices.
c) Installation of duct and piping systems.
d) Installation of all controllers and panels,
e) Installation of all cable and conduit systems, control sensors and devices.
f) Startup and manufacture testing of air and water moving or controlling
equipment and water treatment systems.
g) Programming of all controllers, panels, alarms, reports, and data trends.
10. Include the cost of replacing sheaves and belts that may be required by TAB.
11. Provide test holes in ducts and plenums where directed by TAB to allow air
measurements and air balancing. Provide plugs for all TAB test holes.
12. Provide temperature and pressure taps according to the Construction
Documents for TAB and CX testing.
13. Document and submit executed pre-functional performance tests (PFPTs) 1
week minimum prior to scheduled functional performance testing (FPTs)with CA.
14. During startup, complete a full point-to-point test, sensor calibration and control
system tests to ensure system is functioning correctly. Program and test all
control sequences. Create and program all required schedules, alarms and
reports.
15. Assist and cooperate with the TAB contractor in the following manner:
a) Meet with the TAB contractor prior to beginning TAB and review the TAB
plan to determine the capabilities of the control system toward completing
TAB. Provide the TAB any needed unique instruments for setting terminal
unit boxes and instruct TAB in their use.
b) Provide a qualified technician to operate the controls to assist the TAB
contractor in performing TAB, or provide sufficient training for TAB to
operate the system without assistance.
16. Perform mechanical testing. Assist and be available on site for TAB activities.
17. Assist the CC with performance verification testing (PVT) of equipment and
systems as defined in contract documents to confirm completion of mechanical
systems readiness for start of commissioning activities.
18. Place equipment and systems into automatic operation and continuing the
operation during each working day of CX process, as required.
19. Operate the mechanical equipment and system as required for Functional
Performance Testing. Provide a qualified representative to assist the
commissioning team in performing all tests including verification for sequence of
operation, alarm generation, shutdowns for local and remote annunciation,
protective features, all normal and abnormal failure conditions.
20. Participate in the fine-tuning or troubleshooting of the system performance if
either of these measures becomes necessary.
21. Provide complete operation and maintenance information and `As-Built" drawings
to the general contractor and CA for verification, organization and distribution.
22. Provide a qualified technician to perform owner training for the mechanical
systems.
I. Plumbing Contractor's Responsibilities (PC)
1. Prepare a schedule for pipe system testing, flushing & cleaning, equipment start
up and TAB start & completion. Update the schedule as appropriate and notify
the CA ahead of time when commissioning activities are not yet performed or if
scheduling will delay construction.
Clare's Place Ventilation Revision
IV Neudorfer Engineers, LLC.
