Commissioning Plan Page 22
16. Create and program all Graphic screens including testing functionality of all
graphic screen control points and data points. Create and program all required
schedules, alarms and reports.
17. Provide a calibration check out with a certification that the software and hardware
check out is completed prior to the start of the Functional Performance Testing.
18. Calibrate all sensors and devices. Provide documentation of calibration using
standard contractor or manufacture's form sensor and devices requiring
calibration including but not limited to:
a) Humidity/Temperature Sensors
b) Differential Pressure Switches
c) Duct Pressure Sensors
d) Airflow Sensors
19. Place equipment and systems into automatic operation and continuing the
operation during each working day of CX process, as required.
20. Operate the equipment and system as required for Functional Performance
Testing. Provide a qualified representative to assist the commissioning team in
performing all tests including verification for sequence of operation, alarm
generation, shutdowns for local and remote annunciation, protective features, all
normal and abnormal failure conditions.
21. Provide a qualified representative to assist the commissioning team in
performing all tests including verification for sequence of operation, alarm
generation, shutdowns for local and remote annunciation, protective features, all
normal and abnormal failure conditions.
22. Assist and cooperate with the CA in the following manner:
a) Provide a skilled programmer/technician who is familiar with this building to
assist the CA to execute a complete commissioning point-to-point and
sensor calibration verification of the controls system. This control system
verification test is intended to verify all installation is complete, tested and
ready for functional testing.
b) Using a skilled technician who is familiar with the building systems, execute
the functional testing as specified in the design documents and as to be
witnessed and directed by the CA.
c) Compile control system trend logs for each equipment controller and device
integrated to the BAS. Trend logs shall be graphical format with labeled X-
and Y-axis, minimum of 1 week duration. Excel and text file documents will
not be accepted.
23. Participate in fine-tuning or troubleshooting of system performance if either
measure became necessary. Coordinate with the CA and contractors to optimize
system settings as practical during Functional Performance Testing.
24. Provide complete operation and maintenance information and `As-Built" drawings
to the general contractor and CA for verification, organization and distribution.
List and clearly identify the locations of all flow stations and pressure stations.
25. Provide a qualified technician to perform owner training for the BAS.
K. TAB Contractor Responsibilities
1. Coordinate with the mechanical subcontractor, plumbing contractor, sheet metal
contractor, and controls contractor.
2. Prepare a schedule for TAB activities. Update the schedule as appropriate and
notify the CA ahead of time when commissioning activities are not yet performed
or if scheduling will delay construction.
Clare's Place Ventilation Revision
IV Neudorfer Engineers, LLC.
