Commissioning Plan Page 23
3. Review design for provision of manual balancing/volume dampers, control
dampers, and controls connections.
4. Provide TAB Contractor's submittals as specified in section 23 05 93, including
but not limited to the following. Revise as necessary per Cx team review
comments.
a) Qualifications of the lead TAB technician for the project, including the name
and contact information of recent projects performed by the technician.
b) TAB Plan (or TAB Agenda), describing the test and balance procedure for
each system and component. Include blank equipment-specific TAB forms
to be utilized on this project. The CA shall review the TAB plan and
comment for any required changes to facilitate the commissioning process.
The plan shall include:
i. Description of system test procedures to verify system is ready for TAB.
ii. Sample test report forms to be used.
iii. Detailed step-by-step procedures for TAB work for each system.
iv. List of all air flow, water flow, sound level, system capacity and
efficiency measurements to be performed and a description of specific
test procedures, parameters, formulas to be used.
v. Details of how total flow will be determined (Air: sum of terminal flows
via BAS calibrated readings or via hood readings of all terminals, supply
(SA) and return air (RA) pitot traverse, SA or RA flow stations. Water:
pump curves, circuit setter, flow station, ultrasonic, etc.).
vi. The identification and types of measurement instruments to be used
and their most recent calibration date.
vii. Specific procedures that will ensure that both air and water side are
operating at the lowest possible pressures and provide methods of
verification
viii. Confirmation that TAB understands the outside air ventilation criteria
under all conditions.
ix. Details of how building static and exhaust fan / relief damper capacity
will be checked.
x. Proposed selection points for sound measurements and sound
measurement methods.
A. Details of methods for making any specified coil or other system plant
capacity measurements.
xii. Details of any TAB work to be done in phases (by floor, etc.), or of
areas to be built out later.
xiii. Details regarding specified deferred or seasonal TAB work.
xiv. Details of any specified false loading of systems to complete TAB.
xv. Details of all exhaust fan balancing and capacity verifications.
xvi. Room pressure differential cascade / map.
xvii. Plan and procedure for duct air leakage testing (DALT).
xviii. Plan for formal daily progress reports, including scope and distribution.
xix. Plan for formal weekly deficiency reports, including scope and
distribution.
xx. Plan for formal TAB reports, including preliminary and final.
5. Coordinate balancing activities with those of the mechanical and control
contractors. Verify that coordination installation, quality control and final
subcontractor testing have been completed to allow proper work to be performed.
6. Notify the MC, CA, A/E, and GC/CM/QC as soon as possible of any system
installation or performance issues that may compromise the ability of the system
to be balanced.
7. Confirm locations of temperature and pressure taps according to the Construction
Documents for controls PVTs, TAB, and CX testing.
Clare's Place Ventilation Revision
IV Neudorfer Engineers, LLC.
