Commissioning Plan Page 24
8. Execute TAB portions of Pre-Functional Performance Tests and provide to CA.
9. Coordinate with mechanical and controls contractors in the following manner:
a) Meet with the MC and CC prior to beginning TAB and review the TAB plan
to determine the capabilities of the control system toward completing TAB.
Highlight any needed unique instruments that the MC or CC shall provide in
order to set terminal unit boxes.
b) Assist the CC with calibration of airflow and water flow and pressure
sensors, as applicable.
10. Maintain a running log of events and issues. Submit reports of discrepancies,
deficient or uncompleted work by others, contract interpretation requests and lists
of completed tests to the CX team weekly, at minimum.
11. Communicate in writing to the controls contractor and CA all setpoint and
parameter changes made or problems and discrepancies identified during TAB
which affect the control system setup and operation.
12. Provide a preliminary TAB report within one week after completion of TAB work,
three days prior to TAB back check with the CX team. A copy will be provided to
the CA. The report will contain:
a) Full explanation of the methodology, assumptions, test conditions, and the
results in a clear format with designations of all uncommon abbreviations
and column headings.
b) Follow the latest and most rigorous reporting recommendations by NEBB,
AABC, or TABB.
c) Marked up drawings depicting locations of all traverse and other critical
measurements were taken for accurate cross-referencing to the data within
the body of the TAB report.
13. Include documentation of the following information within TAB forms.
a) Make, model number, serial number, size and capacity of each piece of air
and water moving equipment.
b) Size and configuration of all air distribution devices.
c) Verify that each piece of equipment is located in the correct location and is
operable for test and balance activities.
14. Provide preliminary TAB report, indicating all actual field values recorded to the
CA and construction manager prior to TAB back check.
15. Provide labor to perform back check of balancing activities as witnessed and
directed by the CA.
a) Group 1: All central plant equipment (e.g. air-handling units).
b) Group 2: 10% of terminal boxes, and associated diffusers and registers.
c) Group 3: 10% of the supply diffusers, registers, grilles associated with
constant volume air-handling units.
d) Group 4: 10% of the return grilles, return registers, exhaust grilles and
exhaust registers.
e) Group 5: 25% of the supply fans, exhaust fans, and pumps.
