Commissioning Plan Page 28
agreements between the applicable parties. A deficiency list resulting from
testing may be requested by the responsible party to expedite work, but this does
not imply that it is complete or that the identified deficiencies shall be acted upon
or how to resolve them.
3. Specific communications are itemized below. This presents a brief synopsis of
the information flow. Note that these procedures are an initial guide:
a) Communication Protocols: These protocols are submitted as a general
guide but can be changed at the applicable Cx kick off meeting based on
mutual agreement with the Owner, providing final approval of any change.
b) At the request of any party, these may be distributed directly by the CA to
that party (FOR INFORMATION ONLY).
c) Requests for Meetings: In general request by the contractor for a meeting
with the CA shall be routed through the Owner and the GC who will then
determine the validity. Note that every attempt should be made to deal with
Cx issues at regularly scheduled Cx Meetings.
d) Control Sequence Modifications: The CA and the CC may incorporate
minor changes to the sequence during testing when it is apparent that it
improves the control of the equipment but does not fundamentally change
sequences. Changes will be thoroughly documented in record documents.
e) Scheduling Coordination — CA shall consult directly with the general
contractor to incorporate the Cx tasks in the project schedule.
f) Notification of Completion Milestones— Contractor shall notify GC/CM at
least two weeks prior to an anticipated completion milestone (such as start
up and TAB completed and ready for FPT). The commissioning team shall
then coordinate the tests between all required parties.
g) Action List: CA maintains a categorized Action List which tracks the Cx
related action items. CA distributes these at their judgment or at the
request of any party.
D. Test Equipment
1. All standard testing equipment required to perform startup and initial checkout
and required functional performance testing shall be provided by the Contractor
for the equipment being tested.
2. Special equipment, tools and instruments (only available from vendor, specific to
a piece of equipment) required for testing equipment, according to the contract
documents, shall be included in the Contractor's contract price.
3. All testing equipment shall be of sufficient quality and accuracy to test and/or
measure system performance with the tolerances specified in the Specifications.
4. If the specification does not specify test instrument accuracy, provide industry
standard test equipment required for performing the tests specified herein, as
approved by the CA.
5. All equipment shall be calibrated annually and calibrated according to the
manufacturer's recommended intervals and when dropped or damaged.
Calibration tags shall be affixed or certificates readily available.
6. Test instrumentation shall meet the following standards:
a) Be of sufficient quality and accuracy to test and measure system
performance within the tolerances required to determine adequate
performance.
b) Be calibrated on the manufacturer's recommended intervals with calibration
tags permanently affixed to the instrument being used.
Clare's Place Ventilation Revision
AtNeudorfer Engineers, LLC.
