If, after reviewing this <br /> title, you have questions about a particular regulation, you should contact the Everett <br /> Planning Department. <br /> 3.060 Other City Development Regulations. There are other City development <br /> regulations in addition to the Zoning Code regulations that may affect a proposed <br /> development. The following regulations may apply to a proposed land use or <br /> development project. If, after reviewing this list of other development regulations, you <br /> have questions about a particular regulation, you should contact the Everett Planning <br /> Department. <br /> A. Land Division Ordinance. If the proposed development includes the subdivision <br /> of land or a boundary line adjustment, the City of Everett Land Division Ordinance will <br /> also apply. <br /> B. SEPA Ordinance. The State Environmental Policy Act (SEPA), implemented by <br /> the City's SEPA ordinance, applies to developments over a certain size. The Planning <br /> Department can advise you of the SEPA thresholds, and whether a project is subject to <br /> the environmental review requirements of SEPA. <br /> C. Shoreline Master Program. The City's Shoreline Master Program (SMP) applies <br /> to lands and land uses located within 200 feet of the ordinary high water mark of major <br /> bodies of water or within flood plains. The SMP applies additional policies, regulations, <br /> and review processes for properties located within shoreline areas_ <br /> D. Building Code and Regulations. The City's Building Regulations apply to all structures <br /> proposed to be built in the City. <br />
