E. Minimum Lot Size. A lot area of less than five acres shall be permitted under the <br /> following circumstances: <br /> 1. Minimum lot area shall be not less than two acres. <br /> 2. Not more than four contiguous lots containing less than five acres shall be <br /> permitted. <br /> 3. Except as permitted in subdivision 2 of this subsection each lot or group of <br /> up to four lots containing less than five acres each shall be located a minimum of <br /> one thousand feet from any other lots containing less than five acres located in the <br /> M-1 zone. <br /> 5. Variances to the development standards of the M-1 zone shall not be <br /> permitted on lots containing less than five acres. <br /> 5. Land divisions or land development approvals which were authorized by <br /> the city prior to the effective date of the ordinance codified in this title which <br /> approved a minimum lot size of less than five acres shall remain valid. <br /> F. Open Space. There shall be provided on each lot a minimum open space area or <br /> areas, containing at least twenty percent of the lot area, developed in accordance with the <br /> following standards: <br /> 1. All of the required open space shall be landscaped, as required by this <br /> chapter, provided in natural open areas, or improved with passive or active <br /> recreational facilities. <br /> 2. The required building setback areas, and the building landscaping required <br /> by subsection B.1 of this section may be included in the calculation of required <br /> open space. <br /> 3. Driveways, loading areas, outdoor storage, parking lots and the interior <br /> landscaping required in parking lots shall not be considered as satisfying the open <br /> space requirements. <br /> 4. No variance shall be granted to allow the minimum open space area or <br /> areas to be less than twenty percent of the lot area. <br /> G. Prohibited Manufacturing Uses. The following manufacturing uses are prohibited <br /> in the M-1 zone except as otherwise permitted in Section 27.040: <br /> 1. Manufacturing involving outdoor storage which exceeds the maximum <br /> land area permitted by subsection D of this section; <br /> 2. Manufacture or storage of explosives; <br /> 3. Stockyards dairies, slaughterhouses, rendering plants, canneries, and other <br /> agricultural industries; <br /> 4. Petroleum refineries; <br /> 5. Bulk fuel storage, unless stored in tanks and accessory to a permitted use <br /> located on the same lot; <br /> 6. Truck parking, repair and maintenance unless accessory to a permitted use <br /> located on the same lot; <br /> 7. Cement manufacturing; <br /> 8. Blast furnaces; <br /> 9. Smelting; <br /> 10. Drop forge industries; <br />
