Currently,the Stormwater code for this area is the Dept. of Ecology's 2019 Stormwater Management Manual for Western Washington (2019 SWMMWW)with Chapter 4 of the City's Design and Construction Standards and Specifications for Development manual. o Include Minimum Requirement#3 Source Control BMPs with the Site Plan. Construction-related BMPs should be separate and included with the Construction SWPPP. o The project appears to require enhanced treatment and flow control to meet Minimum Requirements#6 and#7, respectively. o Submit a copy of the Operation and Maintenance Manual separately from the Site Plan for Minimum Requirement#9. o The project will be required to drain to the Hardeson Pond regional facility(not to the street). o The adjacent business park has a french drain that discharges to the project site, which will need to be tied into the project's stormwater system. o Complete the Declaration of Covenant and Grant Easement form, which is located here: https://everettwa.gov/1985/Stormwater-Technical-Resources. • A Construction Stormwater General Permit, administered by the Department of Ecology, will be required for this project if it will disturb an acre or more of land. Stormwater system development fees in accordance with Ordinance 3632-18 (codified as EMC 14.08.135) and subsequent revision are applicable. These fees are based on square footage of proposed new plus replaced hard surface area. Refer to the Utility&System Development Fee Schedule for estimated fees.The actual charges shall be computed by the Public Works reviewer per the ordinance in effect at the time and according to the information on the approved plans at the time of permit issuance. 10. System development fees for connection to the sewer and water systems in accordance with Ordinance 3632-18 (codified as EMC 14.08.135) and subsequent revision are applicable.
