Commissioning Plan Page 8 <br /> III. CX PROTOCOLS <br /> A. Cx Coordination <br /> 1. CA shall solicit participation of the appropriate parties and ensure that the tasks <br /> are being executed and responsibilities are being met. <br /> 2. CA shall report progress of the Cx to the Owner and CM/GC. <br /> 3. A/E shall notify CA of all design review or other key meetings relative to the CA's <br /> scope of work at least two weeks in advance. <br /> B. Sampling <br /> 1. The CA develops a sampling strategy, agreed upon by the Cx Team, when <br /> multiple identical pieces of non-life-safety or non-critical equipment may be <br /> functionally tested. <br /> 2. 20% Sampling — 10% Failure Rule will be utilized: <br /> a) Randomly test 20% of identical equipment. The first 20% tested, constitute <br /> the first sample. <br /> b) If 10% of units in the first sample fail, test another 20% of the group. <br /> c) If 10% of units in the second sample fail, test all remaining units in group. <br /> d) If at any point, frequent failures are occurring, and testing is becoming more <br /> troubleshooting than verification, the CA may stop the testing and require <br /> the contractor to perform and document a checkout of the remaining units, <br /> prior to continuing with testing of the remaining units. <br /> C. Communication Protocols Relating to Cx <br /> 1. Correspondence shall generally be routed directly between corresponding <br /> companies with copies going to all parties of the Cx Team. The primary <br /> exception to this is when it relates to a work directive. <br /> 2. No communication from the CA shall be interpreted as a work directive. All <br /> channels for directing work are dictated in the contract documents and the <br /> agreements between the applicable parties. A deficiency list resulting from <br /> testing may be requested by the responsible party to expedite work, but this does <br /> not imply that it is complete or that the identified deficiencies shall be acted upon <br /> or how to resolve them. <br /> 3. Specific communications are itemized below. This presents a brief synopsis of <br /> the information flow. Note that these procedures are an initial guide: <br /> a) Communication Protocols: These protocols are submitted as a general <br /> guide but can be changed at the applicable Cx kick off meeting based on <br /> mutual agreement with the Owner, providing final approval of any change. <br /> b) At the request of any party, these may be distributed directly by the CA to <br /> that party (FOR INFORMATION ONLY). <br /> c) Requests for Meetings: In general request by the contractor for a meeting <br /> with the CA shall be routed through the Owner and the GC who will then <br /> determine the validity. Note that every attempt should be made to deal with <br /> Cx issues at regularly scheduled Cx Meetings. <br /> d) Control Sequence Modifications: The CA and the CC may incorporate <br /> minor changes to the sequence during testing when it is apparent that it <br /> improves the control of the equipment but does not fundamentally change <br /> sequences. Changes will be thoroughly documented in record documents. <br /> e) Scheduling Coordination — CA shall consult directly with the general <br /> contractor to incorporate the Cx tasks in the project schedule. <br /> St. Mary Magdalen ES <br /> Neudorfer Engineers, LLC.
