Commissioning Plan Page 11 <br /> C. Cx Activities <br /> 1. The following narrative provides a brief overview of the typical commissioning <br /> tasks during design and construction and the general order in which they occur. <br /> See attached commissioning schedule for details. <br /> a) Design phase commissioning is comprised of a commissioning focused <br /> design and specifications review of the Owners Project Requirements <br /> document and contract documents. <br /> b) Construction phase commissioning begins with a commissioning kickoff <br /> meeting conducted by the CA where the commissioning process is <br /> reviewed with the commissioning team members <br /> c) Additional meetings will be required throughout construction, scheduled by <br /> the CA with necessary parties attending, to plan, scope, coordinate, <br /> schedule future activities and resolve problems. <br /> d) Equipment documentation is submitted to the CA during normal submittals, <br /> including detailed start-up procedures. <br /> e) The CA works with the Contractors in developing startup plans and startup <br /> documentation formats, including approving subcontractor and vendor <br /> forms to be verified by the commissioning team. <br /> f) The CA develops specific equipment and system PPFT and FPT <br /> procedures to show system functionality. <br /> g) In general, the checkout and performance verification proceeds from simple <br /> to complex: <br /> i. Checklists completed before functional performance testing. <br /> ii. The contractors provide inspections and startup documents. <br /> iii. The CA shall perform field installation inspections. <br /> iv. The CA shall report installation deficiencies from plans and <br /> specifications and document within the issues/deficiencies log. <br /> V. The Contractors execute PFPTs, initial checkouts, and startups for <br /> their systems. The CA documents completion according to the <br /> approved plans. <br /> vi. Contractors and CA perform FPTs. <br /> vii. Contractors and CA perform system-integrated FPTs. <br /> viii. Controls Contractor submits trend logs for CA review. <br /> h) Deficiencies in material, installation, setup, operation or system functionality <br /> are corrected and retested as applicable at the Contractor's expense. <br /> i) The CA reviews the O&M documentation for completeness. <br /> j) Commissioning is completed before Substantial Completion. <br /> k) The CA reviews, pre-approves and assists the General Contractor with <br /> coordination of the training provided by the Contractors. CA verifies that <br /> training was completed. <br /> i. The CA will develop a matrix list of systems/equipment on which the <br /> Owner to be trained, as identified in the project specifications. <br /> ii. Prior to scheduled training, contractors shall provide training plans <br /> for their respective systems/equipment, detailing the content of the <br /> training, trainer name, trainer contact information, and <br /> schedule/location of training. <br /> iii. Upon completion of training, contractors shall provide sign-in sheet, <br /> listing the names of personnel that attended the owner training. <br /> I) The CA issues a final Commissioning report. <br /> 2. Contractors shall complete all phases of work so each system is complete prior <br /> to FPTs, including but not limited to <br /> St. Mary Magdalen ES <br /> Neudorfer Engineers, LLC.
