Proposed deck framing and roof deck framing appear to be connecting new posts on one end and use <br /> the exterior wall of the existing house as a vertical support on the other side of the joists. Please <br /> verify that the existing wall can withstand the additional loading created by the existing deck and it's <br /> roof. IRC R301.1.3. <br /> 7. On Sheet A2.0, one of the posts supporting the roof framing appears to be supported by (1) 2x10 PT <br /> joist and appears to be form a transfer beam carry portions of roof load and deck loading. Please <br /> verify that this 2x10 joist can transfer this load to the column post and foundation below. IBC 1604. <br /> 8. The proposed stairway appears to be missing a illumination at the top landing. Please revise drawing <br /> as required. IRC R303.8. <br /> RESUBMITTAL REQUIREMENTS <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter indicating how the corrections were resolved. <br /> All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code <br /> (IBC), 2015 International Existing Building Code (IEBC),the 2015 International Fire Code (IFC),the 2015 <br /> International Mechanical Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments (such as Utilities,Traffic, Planning or Fire).
