1-PROJECT OVERVIEW <br /> Proposed is to construct new 4335 SF SFR on a 23,112 SF (0.53 Ac) vacant parcel on Lot 62 of the Plat of <br /> Harbor View Addition. No frontage improvements currently exist along the frontage of View Ridge Drive. <br /> The property is currently a vacant lot with lawn and the original 2 driveways following the relocation of the <br /> original SFR. The property has an average grade of 3 % across the building site from south to north for the <br /> center%of the site with the south access being 15% off of View Ridge Drive and the north end of the <br /> parcel being 15%. There is no off-site storm water coming onto this parcel. Site is underlain with Alderwood <br /> gravelly sandy loam. Proposed is a new SFR with individual driveway off View Ridge Drive (public road) <br /> and roof and foundation drains to be connected to a new CB installed mid-line in the existing storm <br /> drainage system along the west side of the site that ties into storm system for Olympic Blvd. The looped <br /> driveway is to sheet flow across a 24" gravel dispersion berm then sheet flowing across the lawn having <br /> compost amended soils. Proposed is approximately 14 % lot coverage (3,232 SF) for the new house <br /> footprint with covered porches and about 33.5 % hardscape coverage total (7,742 SF). <br /> 2-MINIMUM REQUIREMENTS <br /> Minimum requirement#1: Preparation of Stormwater Site Plan <br /> A Storm water Site plan has been designed by Sound Design Engineering and is part of the submittal <br /> package. <br /> Minimum requirement#2: Construction SWPPP <br /> A SWPPP is found in section #4 of this report along with the City's small lot SWPPP added to resubmittal. <br /> Minimum requirement#3: Source Control of Pollution <br /> This project is a residential project that will not generate pollutants listed in Volume IV of the DOE 2019 <br /> SWMM. Construction site pollutants will be addressed in the SWPPP. <br /> Minimum requirement#4: Preservation of Natural Drainage Systems and Outfails <br /> The site slopes to the north and the stormwater design is to connect the roof and foundation drains to a <br /> new CB and discharge to an existing CB on the shoulder of Olympic Blvd. The proposed driveway runoff <br /> will sheet flow across a 24" gravel dispersion berm then to the vegetated lawn area in the front yard treated <br /> with compost amended soils. <br /> Minimum requirement#5: On-Site Stormwater Management <br /> 1. Roofs are 100% collected and discharged to yard drain connections on-site before being discharged to <br /> a new CB installed mid-line of an existing 8" diameter storm line along the west side of the site. Due to <br /> steepness of the north half of the site and minimal increase in stormwater runoff no other method of <br /> mitigating the small increase in stormwater is required. There is no off-site flow coming onto this site, the <br /> development site is the entire drainage basin. Per the soil investigation it was determined that the soil is <br /> classified as Alderwood-Urban Land Complex. Note that the driveway and walkway will sheet flow across a <br /> 24" gravel berm to the west and be dispersed through a vegetated strip of lawn with compost amended <br /> soils. <br /> With the site being 0.53 Ac and good Alderwood-Urban Land Complex soils, the site will continue to <br /> sheet flow the existing lawn to the north towards Olympic Blvd. Proposed landscape areas and front <br /> yard (only) will be amended per equivalent BMP T5.13 Compost Amended Soils. <br />
