The project appears to have been performed to comply with the requirements of the 2018 IRC <br /> per"Structural Note" 1 on Sheet A301. The code should be referenced on Sheet A001; this <br /> sheet appears to include conflicting design criteria referencing the 2018 International Building <br /> Code. Note that based on the original date of the submittal to the City of Everett, the project is <br /> allowed to comply with the 2015 IBC; the 2018 edition is an acceptable alternative. See the <br /> / Everett Municipal Code Section 16.005.030 Article A and IRC Section R106.1.1. <br /> V2. Continuing with the previous comment, the construction drawings should be revised to remove <br /> references to the IBC except as required per Section R301.1.1. See Section R106.1.1. <br /> 3. The drawings appear to be missing dimensions, including but not limited to the height of the <br /> rQoviG6-ts .,second floor above grade ara e door height in the West Elevatio,, the door size in the <br /> sN S6� --'East Elevation, and the indow hei in the E and South Elevations. The drawings should <br /> AVA3p1 be revised to provide missing information. The <br /> attic space has up to an approximate 7-foot head clearance and is designed for a 40psf live <br /> load. The space appears intended to storage or occupied use, and should be provided with a <br /> fixed stairway complying with Section R311.7. See Table R301.5. <br /> (\NW Vim_ ib w H 9 c0312.41$1/4Ase <br /> Upper Floor Plan C3/A112 and Building Section C1/A301 specify a one-hour rated wall for the <br /> north exterior wall. Construction requirements are specified in Section C1. The drawings <br /> should specify a listing for a tested assembly substantiating proposed construction. Note that <br /> the wall framing is not continuous to the roof sheathing; the listing should account for the roof <br /> truss portion of the wall, or an alternative listing should be provided. The notes on Sheet A301 provide references to the code for construction of building elements. <br /> For example, "Foundation"Note 3 references Section R403.1.3 and "Wall Framing" Note 2 <br /> references Table 602.3(1). The drawings should provide all information required for the <br /> construction of the building, such as footing dimensions and reinforcement. A hedule of <br /> fLaseners should be provided Other information should be specified where required to perform <br /> construction. See Section 106.1.1. <br /> 2. Upper Floor Framing Plan C1/A112 indicates that the first story braced panels are Method <br /> "PFG". Note that Figure R602.10.6.4 for Method "CS-PF" has been provided in Detail C3/A301. <br /> The project is located in Seismic Design Category (SDC) "D2" per Table R301.2(1) (EMC). <br /> Method "PFG"is not permitted per Table R602.10.3(3) Footnote"e".
