4. The proposed project involves converting a single-family residence into an adult family home (AFH). The <br /> submittal documents are required to include the AFH checklist. The checklist should include a floor plan <br /> on 8.5x11 paper per Section 3. <br /> 5. The submitted documents include sketches for the proposed project. Construction-level drawings <br /> prepared using established drafting standards are required to substantiate compliance with the IRC. The <br /> drawings should include plans, building sections, details, material specifications, design loads, architectural <br /> and structural notes, etc. as needed to clearly show the proposed work. The current editions of the <br /> building codes applicable to the project should be specified. See IRC Section R106.1.1. <br /> 6. The proposed scope-of-work is not clear. The drawings should clearly delineate between existing and new <br /> work using established drafting standards. All demolition should be shown on the existing floor plans. All <br /> new construction should be shown on the new floor plan. Where the proposed project includes <br /> modifications existing building components (e.g., gypsum wall board, insulation, etc.), these components <br /> should be similarly delineated from existing component that are not being altered. See IRC Section <br /> R106.1.1. <br /> 7. The proposed project appears to involve work that is not clearly shown including but not limited to <br /> modifying walls, doors, floors, roof, windows, sinks, showers, and toilets. All proposed work should be <br /> clearly shown in the drawings. See Section R106.1.1. <br /> Architectural: <br /> 8. The bedrooms should have emergency egress openings. The minimum opening dimensions and area, and <br /> maximum bottom sill opening height of the floor, should be specified. Structural modifications may be <br /> required. See IRC Section R310. <br /> 9. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is required in <br /> the garage per Section R314.2.3. The locations of all alarms should be shown on the plans. A note should <br /> be included requiring the alarms to be hardwired, interconnected, and provided with back-up battery <br /> power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 10. The attic spaces should be provided with access openings per IRC Section R807. <br /> 11. Insulation should be specified for all exterior walls, floors, slab-on-grade, and ceiling/roof cavities per <br /> WSEC Table 402.1.1. <br /> 12. The project includes exposing the exterior envelope cavities for the entire building. The building is <br /> required to be insulated per WSEC Section R503.1.1. Where required, insulation complying with current <br /> code should be provided per Table R402.1.1. Attics should be provided with ventilation baffles per Section <br /> R402.2.3. <br /> 13. The project includes replacement of the existing windows and exterior doors. The required thermal <br /> ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br /> 14. The project involves increasing the conditioned space at the upper floor. Energy credits are required per <br /> WSEC Section R406.
