The required number of credits should be <br /> based on the new conditioned space added (e.g., habitable attic space, etc.). The <br /> architectural drawings should include a schedule listing the selected energy credits <br /> for the proposed project. <br /> Response:Added basement conditioned space is less than 500 square feet, so 0.5 <br /> credit required. See Sheet Note#1 on A2.1. <br /> A smoke alarm should be provided at the attic level. See Sections R314.2.2(WAC) <br /> Response: Smoke alarm provided at new basement conditioned space and existing <br /> attic, see Sheets A2.1 and A2.4 <br /> 9. The heating system should be provided per Section R303.9 (WAC). It is anticipated <br /> that this system has been replaced due to the recent fire and water damage. The <br /> location of the system should be specified in the drawings. Use of space heaters <br /> and wood stoves are not permitted as the primary heating system. In addition, the <br /> heating system should be extended to the habitable attic space. <br /> Response: For all new mechanical and plumbing components, MEP contractors will <br /> apply for permit. Please consider this item a deferred submittal per sheet A0.1. <br /> , The building should be provided with a system supply hot water per Section R306.4. <br /> It is anticipated that this system has been replaced due to the recent fire and water <br /> damage. The location and type of system should be specified in the drawings. <br /> Seismic restraints should be specified for tank water heaters per IRC Section <br /> M1307.2. <br /> Response: For all new mechanical and plumbing components, MEP contractors will <br /> apply for permit. Please consider this item a deferred submittal per sheet A0.1. <br /> ("11 It is presumed that the First Floor insulation experienced water damage and was <br /> removed. The First Floor should be insulated per WSEC-15 Sections R504.1 and <br /> R501.3. At a minimum, the floor should be insulated to the depth of the framing. <br /> Response: See first floor joist insulation in detail 4 on sheet S4.2. <br /> Structural <br /> The proposed structural modifications do not appear to comply with the prescriptive <br /> (7 <br /> limitations of the IRC. Structural calculations substantiating the gravity load paths <br /> should be submitted for review. See Section R301.1.3 and IBC Sections 1604.1. <br />
