Note that a Public Works permit number for the <br /> associated site work shall be generated shortly and linked with these building permit applications. I am reviewing your <br /> applications for Planning and have consolidated my comments for both permits into this email since they impact the <br /> site. For Planning, I do not have any fundamental concerns regarding the design of the proposed residential building or <br /> carports at this time. My comments primarily address potential site work issues that could in turn impact the size, <br /> design,etc.of the proposed structures. For reference, I have also attached a copy of my email correspondence after last <br /> year's Preapplication meeting which outlined many of the procedures/corrections I've noted below.Additional <br /> comments may also be provided by other Departmental reviewers for your applications; please utilize the Online <br /> Permitting Portal to check on the status of other reviewers. <br /> Planning cannot further review and/or approve your permit until the following revisions have been addressed: <br /> 1. Parking.The vehicular parking count identified on the site plans is incorrect.The parking stall count should be <br /> assessed in accordance with current code requirements for multi-family units which is based on bedroom count. <br /> The existing building would not be calculated at 1 stall/unit unless each unit of the original building was reduced <br /> to a studio or 1br. Based on the original PreApp for this proposal,the initial estimates were that 58 parking stalls <br /> were required.At this time only 51 vehicular stalls are identified on the site plan;the proposal must be revised to <br /> indicate all stalls can be accounted for on site or, alternatively,a parking reduction must be requested per one of <br /> 113 <br />
