April 15, 2021 <br /> 3617 Upland Avenue, Everett,WA Project No. 21-0375 <br /> SITE CONDITIONS <br /> This section includes a description of the general surface and subsurface conditions observed at <br /> the project site during the time of our field investigation. Interpretations of site conditions are <br /> based on the results and review of available information, site reconnaissance, subsurface <br /> explorations, laboratory testing, and previous experience in the project vicinity. <br /> Surface Conditions <br /> As previously discussed, the trapezoidal subject property is located on the northeast corner of <br /> the Upland Avenue and Geyer Lane intersection in Everett, WA. The property is bordered to the <br /> north and east by single-family residences.The parcel currently contains an existing single-family <br /> residence located near the top of an approximately 10 to 15 feet tall, north facing slope. This <br /> slope bisects the property by separating the upper residential plateau along Upland Avenue from <br /> the lower lawn and adjacent Geyer Lane. The southwestern frontage of the subject property <br /> exhibits two fruit trees west of the driveway and two evergreen trees west to the sidewalk <br /> leading to the front door of the existing house.
