Stream A begins <br /> approximately 1,000 feet north of the site, flowing south. It travels through several riparian <br /> wetlands within the developments to the north,which act as small floodplains during storm events. <br /> A culvert inlet is located on the north side of the on-site access toad, conveying Stream A under <br /> the access road, the International Plaza development, SE Everett Mall Way, and the development <br /> south of SE Everett Mall Way in a culvert that is roughly 1,000 feet long. <br /> No fish use was observed by WRI staff in the on-site reach during site visits in April and July, 2022, <br /> and no fish use is documented in this channel by local or state agencies. The channel was stagnant <br /> during our April visit and dry during ourJuly visit. Consistent with other approved projects along <br /> this reach, including Evergreen Townhomes to the north, Stream A is classified as a Type Ns <br /> stream, as it is an intermittent stream with no fish use. Pursuant to EMC 19.37.170, Type Ns <br /> streams with buffers that are unvegetated, sparsely vegetated or vegetated with invasive species <br /> receive 75-foot buffers. <br /> Chelsea Heights 8 Critical Area Study &Buffer Enhancement Plan <br /> WRI#22101 October 10, 2022 <br />
