FINDINGS AND DECISION <br /> OF THE HEARING EXAMINER OF THE <br /> CITY OF EVERETT <br /> IN THE MATTER OF THE APPLICATION <br /> OF AMERICAN PROPERTY DEVELOPMENT <br /> FOR APPROVAL OF A VARIANCE AND VARIANCE #17-002 <br /> REVIEW PROCESS II REVII#17-004 <br /> SUMMARY OF DECISION: The following are granted: A variance to exceed <br /> the maximum building height by approximately <br /> three feet; a variance to allow access off 32nd <br /> Street; and modification to the basic development <br /> standards for BMU property. The Applicant is <br /> allowed to develop the building with the proposed <br /> parapet roof with cornices that do not meet the <br /> standard for a pitched roof within the City of <br /> Everett. These permits are granted for property at <br /> 3214 Broadway Avenue, Everett, Washington and <br /> are subject to the conditions herein. <br /> INTRODUCTION <br /> The American Property Development, through David Sinnett (Applicant), requested a <br /> building height variance, a building design modification and a variance for vehicular <br /> access off 32nd Street. These requests were made for the development of an apartment <br /> structure containing 140 apartments at 3214 Broadway Avenue, Everett, Washington <br /> (subject property). The building design modification includes a request to allow a <br /> parapet roof with cornice elements rather than a pitched roof. A variance request was <br /> made to increase the building height from 65 feet to 68 feet. <br /> A hearing on the request was held before the Hearing Examiner of the City of Everett on <br /> July 5, 2017.
