be approved by the planning director for green roofs, rooftop decks, terraces and open <br /> space. <br /> Roof Form Modification Decision Criteria - Section 19.31A.040(F)(3) <br /> The Planning Director can approve modifications to BMU design standards provided <br /> certain criteria are demonstrated. The criteria are outlined below. <br /> (1) The director's review of proposed modifications under this section shall be <br /> governed by the procedures established in Title 15 for Review Process II. <br /> (2) The proposed design meets the intent of Chapter 19.31A. <br /> (3) The proposed design results in a superior design treatment than could be achieved <br /> if the standards were strictly applied. <br /> Building Design <br /> • Buildings shall include articulation along street facing facades. <br /> • Horizontal facades longer than 100 feet shall be modulated above the ground floor in <br /> intervals of no more than 25 feet using at least two of these methods: Distinctive roof <br /> forms, changes in materials, window patterns, different colors. Modulation shall <br /> extend to the roof. <br /> • Except for firewalls, flat blank walls are prohibited. <br /> • Exposed firewalls along the property lines shall feature material, color and/or textural <br /> changes to add visual interest. <br /> Prominent Building Entrances <br /> • The principal entry shall be recessed and marked by one element selected from each <br /> of three groups A, B and C. <br /> • Some form of weather protection shall be provided. <br /> Rear Sides (Elevations) <br /> • Portions of the buildings visible from streets, alleys, and public open space shall <br /> include a minimum of two of the following: visible rooflines, windows, secondary <br /> entrances, balconies, architectural details, awnings. <br /> Sidewalks <br /> • Sidewalks must have an unobstructed minimum width of eight feet. <br /> • Paving material should be consistent with adjacent development unless otherwise <br /> required by the City. <br /> Street and Site Furnishings <br /> • Where provided, furnishings shall be made of durably, weather and vandal resistant <br /> materials. They shall not block pedestrian access to plazas, open spaces, or building <br /> entrances. <br /> • Use of furnishings is strongly encouraged, especially at the building entrances, plazas <br /> and open spaces. <br /> Public Open Spaces <br /> • Public open space equivalent to 4% of the site area is required to be provided in areas <br /> visible and accessible to the public. <br /> • The depth of the open space shall not exceed twice its' width. <br /> • Open space may be provided in the front of the main entry or at the corner of an <br /> intersection. <br /> /O / <br />
